How to contact bank on foreclosed property

I have been researching a purchase list of homes purchased in my local area over the last 90 days to find some potential buyers. I came across a foreclosure property that is owned by Wells Fargo. How do I contact the bank to inquire about the property? The home (based on comps) looks to be worth $100,000 more than they purchased for 7 months ago. I am new at this and haven't done any deals yet so any suggestions or advice is greatly appreciated! Thanks.

realtors and assignments/double closings

I just had a question as to how your realtor makes money during an assignment and a double close. I'm assuming they would make a commision on your "A-B" transaction but will they also get paid off the "B-C" transaction during a double close? And how do they make money on an assignment considering you never actualy close on the property? Thanks!

This will Rehab # 68 for us; & the 4th project that we do together with Ryan. The owner of this property saw Jill's car sign, "We Buy Houses" at a shopping center, called & we took a look at the house.
It's a 2 bed/2bath/1car, about 1100 sq. ft. of living. The seller is tried of being a landlord; he paid 76K for it, it's free & clear, & we are paying 42K. We'll put on a new roof, applainces, paint, carpet, etc.(about 10K total) into it & sell for 63 to 65K. It should about 3 weeks to complete.
The seller also has another rental he'll sell us when that tenant leaves...always have something in the pipeline!

New Lead...HOW SHOULD I?

How would you folks go about approaching a home owner ???...Being when i go over in a day or so to go over what repairs would need be done how do you guys go about doing that without nitpicking everything?...is there words to say or not say?...for there starting off with an asking price of 125 but zillow (Not knowing how accurate they are?) says its about 71?...but properties like that have been selling all recently up to last year for quite a bit more ....?

I know i need to download and print off one of deans inspection sheets ...whatever he calls it?...lol
