Locking up a REO in contract.

Is there a way to lock up a REO or Forecloure house in contract before you have to show proof of funds or apply for a home loan. I currently have a house on the market and would like to grab another good deal hoping the other will sell soon and I can pay cash for the one I want to purchase and flip.

Wholesale A Wholesale????

Can you wholesale a wholesaler? And if so is there anything different you do with contracts etc?

Flash Funding Question

Im stumped...lol and I am trying to wrap my brain around this. Flash funding companys will deposit the money at the title company ONLY if the end buyer is closing there also. How do you talk all partys into using one title company? What if your endbuyer lives out of state? What if you are wholesaling another wholesaler? How can or does this work? Any suggestions? Please help...

help assessing value of commercial property

I have found some promising foreclosure properties that I am assessing to put offers on.
one is a commercial property - a mall with some blocks rented out already. how do I assess its fmv
I have looked it up on totalviewrealestate.com but there is nothing similar near by to compare it with. what can i do in this situation to decide what to offer
Would it be worth just offering a figure much lower than they are asking

Need quick help on question realtor sent me..

I've been contacting realtors in the local area to pull together a group of listings from the MLS, just like says in rock bottom blueprint..

At this point, I've found this agent that appears to be interested in helping, but after we sent her the details of exactly what types of listings we wanted her to pull for us, she sent back the following reply:

"Is their a fee that I have to pay to you or anyone for the lead or anything else and also who do I send the buyers agreement to for signature stating that I am the buyers agent on any of these properties.

I will need to have this signed before sending the information.
