NEED SOME HELP ON THIS
August 25th, 2011 | posted by sphonyOk I got a call from a client today that has a probate property. He wants to sell it for 99k he claims it needs 11k in repairs. I asked him if his price was flexible. He told me he would have to speak with his wife.
Here's the deal I don't want to bother my real estate agent with comps back to back because I noticed they get annoyed. So I did some research and found a website that provides some comps for free.

His property could be worth 99.50 per sq ft which means I'm looking at 100k in equity. Should I call this guy and lock this property up asap? Or should I nag my real estate agent to give me comps first?

August 23rd, 2011 | posted by markvol1I am so pumped up right now! After a year of not taking action I decided I was ready and NEEDED to make a change in my life for me and my family! I called a real estate agent that I knew had worked with investors and requested some comps about a property I am looking at. He not only sent me the comps within 20 min but a short time later he sent me another property that he said would be a good investment! I know that for some this doesn't sound like a big deal but for me it was a huge step toward where I want to be. Just thought I would share.

Rockland County NY: Investors Needed

Rockland County is a excellent place to invest its near kings county (NYC), and there is a lot of motivated sellers who are Retiring and downsizing and other reasons, the properties are well kept and maintained, the prices are below the market value, an investor with a nice amount of cash can make really great deals, that means great profit.

I have my list of properties back from my realtor, and have followed the Matt Larsen technique (as is or vacant, starter homes, needs tlc/handyman special, etc) to further weed down my properties.
So before I put out any offers on this group.. What is the next step that I should do?
- At this point, Do I need to:
evaluate the particular address as far as crime levels, being nearby high-grow potential areas, being in demand, etc)?
get comps/est value numbers form property tax records, zillow, realtytrac, agents CMAs, etc?
OR does none of this really matter until you get an offer accepted (then within the inspection period you would handle researching all these details)?
REO Assignment
August 23rd, 2011 | posted by MileyGroupI am negotiating a PA on an REO. My broker (he's great) had no problem submitting it with an assignment clause. So far the bank is willing to negotiate.
I believe I already have an end buyer (cash purchase)What do I need to watch out for? I am a little nervous because this is my first REO. I used a POF letter to submit the offer. I could go with a transactional funder and close with back to backs, but would rather keep it simple, pay out less, give the end buyer a lower price, with an assignment. I live in Pennsylvania.
Any input would help. Thanks
