I've been contacting realtors in the local area to pull together a group of listings from the MLS, just like says in rock bottom blueprint..
At this point, I've found this agent that appears to be interested in helping, but after we sent her the details of exactly what types of listings we wanted her to pull for us, she sent back the following reply:

"Is their a fee that I have to pay to you or anyone for the lead or anything else and also who do I send the buyers agreement to for signature stating that I am the buyers agent on any of these properties.
I will need to have this signed before sending the information.

Can anybody explain what she's specifically asking? What is she talking about fees paid to me for the lead, etc?
Wouldn't she just be paid by the SELLER at closing?

Yes, she will get paid by the seller. Sometimes investors offer more commission to their agents.

Is she saying that she would want me to sign an buyers agent agreement on each of the properties that she pulls for me?
If I sign agreement and she is acting as my "buyers agent", would I be on the hook for paying her any commission from MY profits from the sale??

Find a different agent! If you want to go fast and do this in 30 days you can't waste time training your agent to do this! There are agents out there who are already working with investors. Call the receptionist at a Kellyer Williams or Remax office and ask for the most experienced agents in the office who are closing the most deals!
If the agent doesn't know what you are talking about right out of the gate, don't waste your time bringing them up to speed! Move on to the next!

She IS a keller williams agent... Just been an agent for quite awhile, I think.
So, from what you're all saying... it sounds like she doesn't get what we're trying to do and will be a pain to work with probably? So I shouldn't waste my time?

Markbm, typically the buyer's agent is paid by the seller not the buyer, so you shouldn't have to pay the agent anything.
Saying an agent can't be trained but if you want to make this happen fast you will either have to train them fast or just find one that already knows what's going on in the investor world.

question...except he/she is clueless. I have several agents sending me listings EVERY DAY that meets my profile. Btw, they are Remax. I had a KW agent that never really got it although she keeps sending me listings that are basically crap. Focus on Remax, tell them exactly what you are gonna do, be precise on the property description (foreclosure or not, size, location, $ range and etc. You will start receiving listings and you MUST convince them that you will respect their effort by using them as your buyers agent (no cash up front). From what you've posted it seems like she may have misunderstood you.
I think she's thinking you're pulling cash buyers and screening them to see who needs a buyer's agent (that would be your agent) and she's wondering how she'd compensate you for doing the "work".
Just my 2cents. Give her a call and clear things up.

RE/MAX and Keller Williams may be a good place to start, but depending on where you are, you may want to expand your horizons. I was a RE/MAX agent for over 3 years and investor training was not emphasized. That's not to say an agent could have went out on their own and received training if they chose, but it wasn't something that all agents received or were interested in doing. So my advice would be to start at RE/MAX or Keller Williams if you like, but if you don't find agents that want to work with you or that are not "investor trained", then I would suggest calling some of the distressed property (foreclosed homes, homes in bad shape, etc) listing agents (the agents that have their signs in the yards) and asking them if they would like to work with you or if they could recommend other investment savvy agents because they may be getting calls/offers from investors with investment savvy agents.

Heard the statment, "Each office is independently owned and operated"? Not all real estate offices are ran the same or receive the same training, including those that have the same company name. So you may find lots of RE/MAX (or for that matter, Keller Williams, Coldwell Banker, Century 21, etc) agents in an Los Angeles office that are investment savvy but agents in Des Moines, Iowa that may or may not be.

She is asking you to sign a buyers agency agreement. This is to protect her interest for sending you the listings so that another agent doesnt get commision off of you. But you need to let her know that you do not sign exclusive agency agreements. Tell her you will be more than happy to sign for each property that she shows to you or that she writes a contract on for you but nothing more. Tell her that you work with multiple agents due to your partners and that you can not be exclusive but you are happy to sign per property that she either shows you or that she writes a contract on.

I am looking for an RE Agent too. I called RE/MAX in Queens, NY, 2 days ago that i wanted to buy, fix and flip to make 20k-25k ...and she asked how much I had proof of fund, I was like uh ...mmm... (not sure what to say) ...$90K, and she repeated that number louder and told me " let me call you back" then hung up. I felt like an idiot ...lol.
Anyone can give me an idea about proof of fund?
