3Bd., 1Ba, home in Missouri... Go for it or no?

Ok. It's 850+ SqFt.... Zillow thinks it's worth $75k, but FMV is around $85k, located 40 minutes from St. Louis, and yes, this is out of state for me. The seller was asking $70k a couple months ago, and he is fixing the house up right now. He is also an investor, but he sunk a lot of $ into recent fixup & repairs. It was a rental property before, and it is now vacant.

I could wholesale or seller financing as exit strategies, depending on what offer he takes. Would this house be worth checking out? I'm out of state, but a friend referred this to me since they live in the neighborhood. What do you think? Thank you!

Website to find zip codes with most MLS sales activity?

Hi everyone,

I was wondering if anyone knew of a website/resource to be able to view the zip codes (around a certain city) that are the "hottest" (i.e. the most residential sales for a given period of time)..

I know agents can pull this info from MLS but I'm having some slow progress with them... Was hoping to find something more "self-serve".

Paid service is fine... Any recommendations?

I am in the Denver CO area. I have a great Real estate guy and I am finding homes 40% - 60% off market value. If you are interested in joining forces I have the time and the resources to find the properties but I just need some buyers. Thank you.

Looking for a partner in New Jersey

I'm starting to realize there aren't any investor friendly real estate agents in my area. I've called and emailed 25 and counting real estate agencies and 2 agents said they would send the info I requested or call back and they never did, and the rest just gave me the blank stare look over the phone.

So this is what I'm hoping for:

I have 35 cash buyers on my list (all the credit for that goes to God) and I'm still looking for more. Some are looking for properties in north jersey, some are looking in central jersey, and others are looking in south jersey.

If someone interested can supply the properties and lock them down at a great price, I can supply the buyers. We'll sign a joint venture contract stating that our assignment fee is split 50/50 and we'll be unstoppable Smiling

My first deal and I need HELP!!

I think I may have hit pay-dirt with this property, located approximately two blocks away from my job. I'm sure this info is duplicated somewhere, but I can't find it, so here goes...
The owner died about three months ago, and any member of his family lives quite far away. I'm not sure if there is a mortgage on the property. This looks like the perfect opportunity for me to wholesale this property, and I want to make sure this goes right. First off, what sort of letter should I be sending these people? A yellow letter, or something professional, or....?
I already have a realtor ready to move the property for me, an attorney that knows me, and I can find buyers if need be. I need this to work, so I need to make sure I do this right.

Hi DG family,

I placed an ad on CL stating that I am an Investor looking to purchase property in my area. I got a call this AM from a woman getting a divorce and can not afford the house payment. She is behind 1 month. The ex has moved and will not pay for the house. Both want out. They are looking for a quick sale. The house is in good condition, not more than 1K in repairs. They owe $113,500 market value is about $110,000. They are not able to bring money to the table. Is a short sale the only option!!!I would like to help them out but I still need to make this work for my business.
Any other suggestion????? Also there are many foreclosures and almost no sales in the immmediate area so I am considering starting with an $85k offer.

Is anyone buying Hotels?

Hi everyone. This is a shot in the dark. I figured I've got nothing to lose by trying, but perhaps a lot to gain by trying.

I've had a couple Hotel leads(Some VERY prestigious Marques)come to me that I would love to buy and collect the fat checks on myself, but I'm not in a position to tackle such a project on my own.

So is there anyone out there who is: experienced in the area, has an interest, would like to partner 50/50 with me for providing JUST the LEAD and none of the financing in a long term Buy & Hold scenario?

If we bought everything I have leads on it could get as expensive as 80-90mm, but what I would really like to grab we could get away with for 40-45mm, with Plenty of wiggle room to spare and improve-rennovate.
