Should I raise the rent on my tenant?

Hey DG family, I have a lease option tenant and she called me today to ask me if she can have her sister and her 2 kids move into the house for a couple of months and if I said yes will I charge extra on the rent. The house is a 2 bedroom, 911 SQ FT, not that big. My lease option tenant already lives there with her husband and her son. There is a basement but its half finished so I wouldn't know where the extra 3 people would sleep. What should I do? Have anyone been in a situation like this? And If I do decide to tell her yes, how much should I raise the rent?

The rent I'm currently charging her is $1,100 a month. In my lease it states that no one could live at the property unless their name is on the lease and guest has 2 weeks to stay.

When there's more people in the house, there will be more damage and wear and tear done... and if they decide not to purchase the property you'll be left with more repair bills to pay... so I would charge xtra for every month that her sister is living in the house; at least $100

You should maybe say no

since there isn't any room. If you think they will be okay doing that then I would definetely charge a couple hundred more do to wear and tear. Doesn't sound like a good situation.

If you allow her to have them move in when the contract says only the people named on the contract will be allowed, you are voiding that clause. In the future, she would legally be allowed to move people in and out as she pleased and you would probably have no recourse.

I would vote "No".

Your right Karen, but how about this?

Your right about what your saying but what if I write up an separate agreement stating I give her permission and this is temporary and a time line would be in it? I feel bad because she said this is her sister and its just until she finds her own apartment.
