We have a decision to make and need to make it soon. We have an apartment building that has a brick exterior. We are trying to change the overall appearance by putting in new windows, landscaping, shingles, etc. The last detail is the brick. Many have tried to talk us into painting the brick to make it more modern and we agree that the original brick has and older style look to it. But if we choose to paint the exterior we can never get the original back and it would require touch ups every few years to keep it looking good.
Does anyone have any thoughts on this? Have you seen apartment buildings that have painted their brick and how does it look? I wish we could post pictures on here to give you an idea of the current look, I tried and it didn't work. We really need to change the appearance to make it look fresher but not sure if we should commit to painting the brick.

They are flat roofs but will need new shingles to cover the mansard roofs section at the 3rd floor and above the doors.
The building lost it's great reputation with the last owners. We believe that the city expects a big change to reassure prospective tenants that we WILL take care of it any make it the premiere property that it once was. Our decision to paint is a psychological one. We may have trouble renting if people don't think we are going to change things for the better. Seeing new paint may help persuade people that we are going to change everything for the better. We really need to remove the negative connotation associated with the last owners and create a new look that will be known for pride and excellence in the area.
So, it's more than a cost thing, it's a psychological thing also.

Good thinking! From a marketing perspective a banner is a great idea! We bought a massive banner but are still working to get it in place, the weather hasn't cooperated lately.

There is a good cleaner you can buy at lowes that is good for cleaning bricks and everything else my brother mentioned he has used on his manufactured home and made it look almost like new which is something else to consider. I have been wanting to use it on my house since it is brick too but have just been too busy lately at work.

are leaning towards painting the brick if the powerwash doesn't freshen the look as much as you like.
I would suggest waiting until the roof has new shingles, too. You may find it changes the whole "dated-look" equation. Then, and only then, paint the bricks if the two of you decide they need it.
You two seem like a very nice people. Oprah might say that it's not up to you to provide a workout for people who owe you money/time/material/anything, especially since you would be putting another $20,000 on top of the debt.

I am so jealous of that building cheers! I really don't think you need to paint powerwash landscape and maybe paint trim. I don't think the paint would be worth the investment but I love brick. Maybe move the dishes to the roof?

After looking at the photos I think the bricks look good. It is realy up to you. I would not spend the money on paint at this time.

BTW, most bigger paint stores have a software program that enables you to bring in your picture of the property and they load it to show how it would look with whatever colors

I just checked out the 2 photos you have attach. I don't think you should paint the brick. Keep it as natural as possible. Do some landscaping to bring out some bright colors if you can. And, if your doing the roof over, I would use some light colored shingles just to brighten it up a bit. Nice looking apartment buildings.

I'm not a big fan of the brick painting but depending on how old it is and the condition it sometimes warrants it.
If you do paint it you are now committed to constant touch ups. Be ready for that because the paint fades rapidly.
A better plan may be to have it sand or bead blasted. It really cleans it up a lot and looks great. Throw on some shutters as well and you have curb appeal.
Keep this in mind for future projects!
