Start in the kitchen

I found a really great article that talks about rehabbing properties and doing things that make a big difference in the resale-ability of the property. I always find that kitchens and bathrooms are one of the best places to start in any rehab project because these two rooms appeal to people as they are walking through a house. I appreciate every time I get to read articles from experts out there, and I always like to share these with my fellow Dean Investors.

Some thoughts on kitchens
Kitchens, of course, are one of the biggest sellers in home design. Some designers are getting away from traditional "work triangle" design, and are looking more at designs that work for specific users.
But one thing that all the designers agreed on was a growing emphasis on kitchen islands. Islands are very popular, and may incorporate a cooktop, prep sink or some other element that makes it easier for two cooks to operate at the same time.
Eat-in kitchens remain popular, with space at the island or at a peninsula for eating. But what's definitely changed is the arrangement of the seating. Designers are getting away from the "picnic bench" seating arrangement, with all the stools or chairs in a row, which is not conducive to conversation. That's being replaced by 90-degree seating, with stools along two or even three perpendicular edges of the island, the way they would be at a conventional table.

Kitchens Matter

I really believe that it is important to make sure that kitchens and bathrooms are well taken care of and well rehabbed.
Simply painting functional cabinets white, replacing countertops, and replacing kitchen sinks make a big difference. I also try to put new appliances including Fridge, Oven, Dishwasher, and Microwave on any buy-fix-sell properties to really put the good finishing touch on it. Also simple flooring will be the frosting on the cake to make it look so much better.
In the bathrooms I like to replace the toilets, vanity cabinets, medicine cabinets, as well as a brand spankin new toilet makes all the difference in the bathrooms.

Appeal for Properties

Appealing to the decision makers is always an important thing.
I never like to stereotype at all, but making sure that you appeal to both women and men is important when you are rehabbing a property. many times its simple things that make a big difference. Paying $500 extra to make all the appliances Stainless Steel will really make the kitchen POP! Using KILZ (Paint Primer sold at Lowes and Home Depot) to cover the walls of the Garage will make the garage POP as well. I like to take the KILZ and spray out the walls, floors, and ceilings of unfinished basements that will make them look open, brighter, and not like the musty dungeon that many of them look. These are all very simple things that will get you profit on a property that you are working on.

I do believe in getting these homes looking snappy will increase the "sellability" of the property. I love the comment that women like nice looking kitchens, and men love amazing garages. Funny stuff! But there's truth to that. Money spent in Kitchens, and Bathrooms make a big difference and allow us to be able to sell the property for profit. Always ask yourself the question, "Is the money that I am spending for rehab projects going to be able to come back to me in profits when I sell the property?" If your answer is yes? then rehab away,,,,,, if the answer is no, then you may want to reevalate doing the work.
