OfflineI wanted to find more buyers in my area than the 5 or 6 cash buyers I have.
So here is what I did.
I went to my county website and went to the assessment search which we are all taught to do.
There is a search field where you can type in the owners name.
Ok...IDEA!!!
Type in the word(s) LLC, INC, Properties, Investements, Holdings, Partnership, Development, etc.
Any word you can think of that would be used in any type of real estate business.
BOOM! Instant list of any LLC or investment partnership or contractor/investor, etc. in your area!!!!
If you see the same name over and over and over and over again on that list. That is a major buyer in your area!
Contact them and start feeding them your deals!!!
They may not all be what you are looking for but it makes it a lot easier to build your buyers list in a hurry!

That is an excellent idea! I use those websites all the time, and will try that later this morning.
Yesterday I spoke with a man who is retiring from investing. I called about a property he had for sale, found out he has a couple more. And earlier was putting together a letter to send some of the docs I worked with at the hospital about PML. So thought that later today, I may ask this man about that too.
After all, he wants to get rid of properties and maybe he could do PML.
When we find good avenues, sometimes pushing a bit further on them can open other doors!
So will check out those websites and follow through, thanks for the tips!

you guys joke around and I love it when you do but I just didn't like the couple comments about how people hoped I made sure I covered my butt with my new team member. Yes I know he can go out and find his own deals and make his own money in the same area I am. However that is not the relationship we have. We believe two heads are better than one. He has the gift of sales and I have the knowledge of the contracts and I have the team build to take care of the transaction. Yes I will also be having him teach me how to talk to sellers on my own so we can double team our area and double our profits in the long run!

Thank you. It alss works on words like buy & sell, too. I tried LLC, and CO (even though I know there are a bunch of llc's and co's in pinal county, but they came up with nothing. If you type in invest it comes up with a few, but not investing. I'll have to play around with it more.
Try searching for words like "rent, home, homes, condo, construction", too.

We seldom get what we want, but we will always get what we expect.
Go to your county website and enter the the dates for the last 60-90 days and it will spit out ALL the sales. Look at the sales for LLC's,INC's and repeated names.......these ARE your buyers/investors.
Contact them and put them on your buyers list. Hope this helps everyone.
