Marketing for Wholesale Leads

I've started marketing the ways people have suggested but I'm not having much success. I would be very interested to hear from others. Thanks for the post.

I have a 2 pronged attack!
1. I offer on at least 2 REO properties a day, a great source of wholesale properties!
2. I market to distressed homeowners. Pre foreclosures, FSBOs, expired listings, tired landlords, absentee owners, anywhere and every where I can. Bandit signs, fliers, postcards, mailers, phone work, hand out business cards everywhere I go, doorknocking, websites.
I find deals through other investors that I have met and network with.
The most productive for me is the direct contact of phone calls, doorknocking and face to face networking whenever and where ever I can. Next is bandit signs.

I have buyers responding to my bandit signs and ghost adds. A few have been asking for a list of my property. Problem is that I have been coached to build my buyers list and then find the deals. I have no deals. Any tips? I know I have to market for the deals now and go out to find them.

Buyers are the hard part, take the info and find the properties. You could network in your area I'm sure there is someone with just the opposite problem,properties with no buyers. You could even post it here ( I have buyers for ___________city if you have properties PM me lets work together)

Remember any deal even a shared profit is win win for both parties.

When a buyer calls you all you have to tell them is that property has already been assigned to another buyer but you have deals coming and going all the time and if you could get their criteria you will add them to your list and start looking for them.

I am posting here because I have not seen anyone add to it in a long time. Lets keep this one at the top for a while, it will be a lot of help for the newbies and many others as well!

AJ, thanx for your input; I use this one and have had lots of $ucce$$ with it....thank you for sharing.

What I do is I get on this website or **** and start searching for people that want to work with a wholesaler. I get their PM name or email or phone no. I give them a call and then get their criteria and what it is that they want to do, buy or sell. When I get some names together I start to match them up ex. John may want sfr in S. Cal. around 500k and Charlene says she has several properties in that area under contract or knows someone else with props. for sale in that area. They exchange information and decide if they are interested in the property and if they are a contract for purchace is signed. I have been doing things like this for a couple of months and have 3 deals going right now. I should have money coming in in the next coupld months. Of course, one can say they want to work directly with the buyer and seller to increase their chances of a higher paycheck but a person needs to do what they need to do to get started. Hope this helps some people.

Use the newspaper to place ur ad to attract the type of buyers or sellers u r lookin for,were ever ur at pay a lil money but,dean said place ad n the headlines that's the place people look 1st is headline keep it short simple straigt to the point hope that helped have fun.
