You mention in the description "...under A/C", do you mean under assignment of contract or air conditioning? I figure being in FLA that air conditioning was a given but wanted to be sure.

Hi. My name is Lillian and I'm trying to get my 1st deal out of Matt's 25/1 offers program. I have submitted my offers to an agent who wants me to supply earnest money for each property offer. I've got info to include stipulation of earnest money paid after inspection and I will do that. Im in the process of building my buyers list, but we are instructed to say we will pay cash for properties accepted.
Anybody know of cash buyers in N. Carolina that would be interested in partnering in deals?
The agent also wants to sign as my realtor. Would that mean that I can only work with one agent?

That's correct the FLA (living square feet) is under central heat/air condiitoning.

We signed a contract for $ 79,000 on the property. The buyer is an end retail buyer & is financing using USDA. The mortgage broker says there should not be any problems, but it's not a done deal until closing. If anything happens I'll let you know. Thanks again.
No problem, If this sells well there's always another! My buyers have kind of let me down, but I know there's always more out there hungry for properties! Time to add more reliable buyers to my list! Thinking positive, and moving forward!
