We finally found one WE THINK. They are asking 87,000 but the realtor we are working with said she believes she can get it for 50,000. The rooms all need to be painted,rugs need to be replaced, they say there was a leak in the roof but that it has been repaired. The cost of the propery after repairs could be sold for roughly 90,000. So we are thinking we are excited but not sure where to go from here. We have no money and not good enough credit so we are opened to any suggestions anyone may have.

Can you do that when you are working with realtors?
We have only spoken with the listing agent not the owners
give your realtor a copy of a check for the earnest money; tell her that when you close you will give her the original.
If you don't already have a buyers list, you need to start building it NOW! advertise the property on Craigslist for investors, or cash purchase only...
