Can you get more excited??????
How many things have you tried to be left out in the dark about and not had a clue as to how to succeed????

Dean started it but I'm SO impressed with the whole DG Family for all the support and guidance.

I once read in Anthony Robbins "Awaken the Giant Within".....CANI (constant and never-ending improvement). Point is to be 1% better each and every day.

after 100 days you are twice as good as the day you began....unless you are bettering yourself exponencially...RIGHT?

1st week- have a realtor on my side and excited to help me succeed. Setting up LLC, have business name locked down in all forms. Have a web designer interested in helping me out for barter. Two lenders looking for hard money. Friend, interested in helping me start an REI group. Found properties at pretty good deals but not the "WOW" yet. Have a friend who wants commercial lot at bargain deal and is holding cash. HMMM...what to say or do????

That's where I'm at.....guess I have to go read some more.

Today I told a friend I was nor an REI. He said,"Really, I have a couple of rentals I want to get out of but they are still leased until Dec."

I replied.."no problem, send me some info on them."

Anyone want to help me walk through the steps of what's next?

Where in Texas are you?

First thing you need to do is get your buyers list; then you find some deals that you can assign to your buyers.

sounds like you already have a commercial buyer, so now you need to get your real estate agent to find you some great commercial properties to offer your cash buyer.

you also say that you may have a couple of rentals-find out how much their FMV is, how much they need in rehab; then find out how much your friend is willing to accept for them. Once you figure out whether it's worth pursuing, then you will need a buyer...

I agree it seems I need to focus on the buyers.
I put out some ads around Conroe on the N. side of Houston.
I got no responses off Craig's List. Really, that's all I've done so far.

In no way am I disappointed or discouraged. I just need to prioritize better.
I'm doing what I know to do as I read and then I read what I should have done.

Paper ads around here are rediculously expensive as there are really only two companies that own 95% of the print.
Bandit signs are outlawed, $200 fine per sign.
A little afraid of advertising on Linked-in due to my current position with my company and being monitored.
Any other creative ideas are very welcome.

so, you're in Houston... big city, so I'm sure you will be able to find some deals...

ask your real estate agent to get you a list of cash buyers for properties in x area. the list will give you the name of buyer and their mailing address. You send them a letter telling them that you find great deals, and wondering if they would like you to contact them when you find one...

Bandit signs... first, get a phone number through google voice, and use that number on your signs.
You put out your signs on Friday night, and you pick them up on Sunday night-

Find an existing REI club in your area-you will meet other investors, lenders, attorneys, etc. great way to network!
