Just got of the phone with a potential buyer. Contacting again later this week. I can't believe it. About to pass out. LOL.. Just thought I would share that. First return call under my belt. One more for today.

Just picked up my business cards. Going to a Real Estate investors party. Can't believe. Nervous and trying to plan out my sales pitch. Excited.

Close to getting a deal done. Feel like I need to understand a few more details and I'll be there. Can't wait to listen on the conference call tonight to see if I can use some different techniques.

Getting that tingly feeling.. Can't wait to here great info..

Sounds like you are right on track, getting all your ducks in a row; next, your deals will be rolling in....

Thanks for all of the encouragement.. its constantly needed when others think I'm crazy for investing in real estate.. I had a friend who literally said, "be careful of con men out there" and "why would someone buy property from you and not a realtor?"... Loving the fact people think I'm crazy. The more and more I'm at work.. The more and more I want to get my first deal done.

Need to vent a little to my DG family. I'm back at work after a great 3 day weekend off, and I'm angry. I'm angry because I'm back at the place where I'm only going to be able to survive financially. I don't want to just survive. I need to be financially free. I want to get out of the confined box that I'm currently in. Its not fun. Was in PA this weekend and started to smile just driving down the road. I know without a shadow of a doubt, that through RE and the techniques I'm learning, I will be happy and free. So for all those who are like me right now amd work a 9-5, who are upset about the situation that you are in. GET ANGRY!!!!... But use that anger as motivation to get out and make money. Read, study, network. Get out there and lets make money. I'm expecting my first assignment soon. And believe me, it will be big.

I agree, that 9-5 can be tedious, but If you enjoy what you do, it's not so bad. We will however, wish that salaries will increase, but thank God the job is available. Making too ends meet is a hassle. But there are people in worse conditions. That does not mean that we do not take real estate investing seriously? This should either be our front line or side kick. Despite this we have to put our feet forward and embrace the opportunities out there. God Bless.

I completely agree with you Sandra. I'm grateful for having a job at my age when unemployment is double for my age group. My current job has allowed me to do many things that I couldn't do at such a young age. Now if your happy working the 9-5, God bless you. In my case, it frustrates me that I know I can do so much more putting all my time in REI. I know that time will come and can't wait till i finally say, "Here's my 2 week notice."

you sound like you're full of excitement, which is good. I just want to caution you about the S.A. You will need to do a lot of reading and studying on your own; the coaches will be available to answer any questions you may have regarding any deals that you are planning on pursuing; but keep in mind, that they will not find the deals for you; they will not hold your hand along the way; you will have to go out there and take charge! so be prepared to do the work!

Just finished my 1st lesson about an hour ago. All I have on my face is a very big smile. Things are starting to click. I'm trying to put at least 20hrs a week into my learning. I have a deal and just want to learn a little more before I make my move. As a matter of fact, I might even do it tomorrow. Will keep you posted.

Joined my first REI group in the area I'm looking into. Tweaking my ads online and just taking action. Slacked off the last 2 days, but making up for it big time. Excited and starting to see my vision on the horizon.

I feel allergic to 9-5 jobs and I have had all types. Fortunately, right now I am unemployed, so it leaves me time to work. However, I get angry watching my wife trudge through the storms and traffic to make it to a job that has her overworked and under paid. I DO thank God for the opportunity of employment, but I KNOW that we were meant to live. Work is A PART of that equation, not the center of it. Keep moving ahead. People like yourself encourage all newbies to keep it moving. Many blessings!

@Jay I think the SA has been one of the best investments I've ever made. I can't to get through more course and lessons. Will keep the momentum going.

Just exicted about the progress being made. I have my first "Power Team" member in place. Get this, she's a realtor with a buyers list who wants to work together. Ghost ads work. This is the proof. Woooooooooooo!!!!!!

Just finished reading Dean's book. Excited, motivated and ready. Have been taking action all along the way of reading his book. Its book #2 for me. I loved it. Packed with info and great stories of the "average joe" making deals happen. Thanks Dean and everyone who helped make the book possible. Grateful that I'm apart of the SA and hope to be getting my first deal done by the end of August(49 days left). It feels good to take action. Who's gonna join me? For the newbies like myself, get on this website everyday and READ. RESEARCH. READ SOME MORE. ASK QUESTIONS.... then most importantly.. TAKE ACTION!!!!!!!.. I've only been at it a solid month.. and amazed at the change in myself. Doing things I said I would be doing when I get started in Real Estate Investing. But I feel one of the most important things as a newbie is having respect for the process.. Nobody on this site says its easy.. and that's true.. but Dean said it best at the end of his book.. "Its not rocket science!".. get educated and TAKE ACTION!!!

Just finished another SA lesson... I'm all "googled eyed".. Any advice from anyone on Assignments? I need help understanding the legality of them. Wording in particular. I want to make sure I'm in right legal standing protecting myself, the investor and the seller. I know the obvious answer might be.. talk to my coach or a RE attorney, but its 9:30 EST and I have the jitters (too much coffee). Any advice will be greatly appreciated. Will be checking out other posts regarding Wholesaling. Thanks.

Now I know its not for everyone, but for some reason when I have a coach/expert tell me something and I know that it works. It does something to me. Coming from a football background, if you didn't like you coach, some would intentionally not play well. But when you trust and respect your coach/coaches, you go out there and give everything you got. I want this. I'm gonna get it. "Call the next play coach".. Woooooo

Just want to say thanks to everyone for all the words of encouragement. For some reason, last night things started to click. Spoke to buyers, tomorrow I'm contacting my first listing agent to put in an offer. Just a quo k tip on assignments.......the first time I LOCKED a property up and tried desperately to assign it ...I FAILED......WHY??? because I didn't build my buyers list FIRST!! this is VERY IMPORTANT. I KNOW you r studying and want to MOVE on things and I suggest working the buyers list HARD.

@jtboggs.. will definetly take more time to build up my buyers list. I feel that I got hot with getting a few, but then all of a sudden the emails stopped and no calls. Have to change my strategy to finding buyers. Love this system. If something doesn't work, try something else. Thanks Jay

So I'm battling a ear infection which kinda sucks right now. I wanted to call it an early night, but what happens? I get on my smartphone like I usually do and check the website as I do daily. @jbtoggs puts a post up and I get an email from Carol Stinson about an amazing conversation Dean just had. I get up out of bed, computer doesn't want to work with me. Back to the smartphone. Listened in on the conversation and just plug in my charger. Its time to put this phone into some serious use. Great tips and info in the conversation. Check out jbtoggs lastest post and listen in. The time is now and don't let anything get it your way to make money in Real Estate right now.

Yesterday I was frustrated with my situation. Angry and determined to get out of this rut. Then... oohhh.. then.. "Sorrow may last a night, but joy comes in the morning." I've spent the last 6 straight hours pursuing buyers. I was angry this morning.. called out of work. Prayed.. listened to some music.. and went straight to SA lessons and hunting down cash buyers. I thank God for this new day and everyday that comes. Time to eat and get back to work.

I'm proud of myself today. I completed 2 SA lessons, posted ads looking for buyers, got in contact with a Real Estate agent, just sent out a load of emails. I just got off with a friend of mine and was giving info on what I'e learned these past 2 weeks and shocked myself. Counting down the days to my goal of getting my first deal done.

Just recieved confirmation from my first real estate agent and broker in one of my target areas. Well alright now. Its time to get some shut eye. Going to sleep with a smile. Goodnight DG family. Getting close to my first deal. I can feel it.

I had to come here and share why I just excited. I just printed out 25 pages of foreclosures if the area that I'm looking into and going to the next sheriff's sale. I was having kinda of a down weekend due to the fact none of my buyers contacted me after sending them emails. But its o.k., got on the SA site and got back on track. Re-read the buyer's list section and started moving again. I just so happen to run through my counties website and found out all the info I needed plus printed out the entire list of foreclosures. Now I've been to their site before, but never really searched through the site. Right now I hold about 200 listed foreclosures in my hand. I just got excited because I feel there has to be at least one deal out there that I can somehow work with. Any advice on purchasing foreclosures or maybe capturing these properties in pre-foreclosure with be greatly appreciated.

Just officially have a rehaber/remodelor become apart of my "Power Team". Get this, he was a former wholesaler whose construction business took off. Now he's helping other investors fix their properties. I told him I would refer buyers whose properties need fixing, and he just out right referred me to his realtor, property manager, and fellow contractor. I offered to help him first and he returned the favor two fold. He then when and said he would be willing to help mentor me and show me the ropes. How bout them apples? All from reaching out to a REI group in my target area. Going to sleep tonight with a smile on my face.

Contacted a new partner today (Your the best Phyllis). I also sent my first email to a broker. Took the advice from dean's video a week ago. Took (Matt Larson's letter to a broker), tweaked it a little and sent it to a Remax Broker. That's a huge breakthrough for me. Thought it was a little tough talking to agents, but a email sets the tone. Waiting to hear back from some buyers and hopefully a new "Power Team" member. Goodnight DG fam.
