I can feel my first deal coming. Things are happening. Moves are being made. Starting great partnerships. ooohhhh booyyyyyyy... Learning how to do the "Happy Feet" dance for when the time comes. Never lose sight. Keep your eyes on the prize.

Keep practicing the happy dance because its not if...its when you get gut first deal...you got to SEE IT....to make it happen and take action...u r DOING BOTH so u and I KNOW its near!!! Stay FOCUSED AND DETERMINED to make it happen.

Trix are for kids. Its time to take action and make things happen. No fear. Take action. Its been 31 days exactly since I've joined the SA. One of the best investments I've ever made. I can feel my 1st deal coming within weeks if not days. Hope that this deal that I have going on is going to happen. Hope my buyer will bite. I can feel it happening soon. Saw bits and pieces of the telethon. Excited and taking action. Come on family... Let's make some money.

Stay organized. Start a spreadsheet of all your buyers, sellers, and power team members. Its what I've been doing for the last hour or so. Stay organized.

How about these apples? 35 potential new partners just by being on the live webcast today. Amazing, taking action, will watch the rest tomorrow or Monday. Taking action right now.

I'm happy to say that I made my first offer today. I can't believe a little over a month ago I started the SA and now I just made my first offer. I'm just smiling right now because of the progress that I've made so far.

It feels great to take action. Got off the phone about 30 minutes ago with a new partner/mentor in my area. Looking to start our own REI club. Put in my first offer yesterday, got rejected but sent the "back-up plan" email. I'm at a lost for words. I can't explain the feeling. For the newbies, TAKE ACTION!!! I've been at it over a month now and look at me. If I can do it, so can you.

So I take lunch and what do I see on CNN? "Dow down 500pts". It feels kind of good knowing that I'm investing in Real estate and not too worried about the Dow. Now I'm not sure if I should be worried, but I've been on a "News fast" so I'm not bothered. Just my personal feelings. If your invested in stocks, no offense to you. I have a 401k that I don't pay too much attention to. Back to eating and reading Deans Book.

Woooooooo... So far I have set up 2 meetings this weekend, Realtor (Power Team) and Partner (Fellow wholesaler & DG member). I forgot to mention a mentor that I will be meeting with on SAT. I have to say something to all the newbies. Make that first call or email to whoever you need to. Break the ice, break through that barrier of insecurity and it will open a new world to you. The great world of REAL ESTATE INVESTING. Tomorrow will be 5 weeks since I've been apart of the SA and I CAN believe it. I worked for this. I put in the time just like Dean says, the coaches and everyone on here. Get educated, put in the time and take action.

Found 2 shortsales in my target areas at huge discounts. Renewed an ad on CL and got a response within 5 minutes of me posting it. This stuff works. For all the newbies, take action. I'm right on the verge of getting my first deal completed. I can feel it. Looks like it can be a money maker. If anyone is interested in the leads for these properties, please contact me asap.

Can't wait for it to come in and start reading it.

Would like to share something with my DG family. Today I had to ask my boss to take a day off. Now it wasn't a problem, he said ok and it was fine. I'm tired of asking to take days off. I can't wait for the day that if I would like to take a day off from Real Estate, I just take it. I'm tired of putting in vacation requests. If I want to go on vacation, I shouldn't have to ask someone for some R&R time. That day will come and I'm working everyday to get there. This is the only way and I truly believe Real Estate will do it for me. Just a thought.

Had to share a few words while I'm on the bus heading back to my hometown. Just like most of you out there, I'm tired of living a life that isn't to my full potential. We all know REI is our way out of that daily grind. We all have problems, different level of responsibilities, kids, spouses, jobs, etc. But the one thing that can be our worst enemy is ourselves. Someone once said, "Our worst "ENEMY" is "IN A ME". Don't beat yourself up about yesterdays disappointments. Yesterday is gone, today is a new day. Its definitely tough starting out, if it was easy everyone would be doing it. Now for me, I remember times in the past when I thought I was down and out, but faith brought me through. Today I must be frank, the last 2 days weren't great for me. A few things didn't work out the way I wanted them to, but that's ok. I just want to encourage those struggling to get there first deal done just like myself, don't quit, don't give up, your sooo close to achieving greatness. Don't give up. Your almost there.
Deals may fall through, buyers may not respond, sellers may shy away from you, professionals may turn you down, family and friends think your crazy. I love when people tell me I'm crazy for getting into REI, to me it means I'm onto something. People fear what they don't know. We're getting that knowledge from the best in the business. Take it, absorb it, and run with it.

Mailman just delivered Dean's book to my apartment. Time to go into hibernation for a two days and read this thing. I'm excited, Wooo..

So I'm trying to start fresh again with 30 Days to Real Estate Cash. Just got off the phone with 2 realtors and thikgs are looking good so far. I was so nervous at first, but now, as someone once said, "It aint nothing but a peanut". Lets make some deals happen.

I just finished watching Dean's special message from "30 Days to Real Estate Cash". It's a constant battle and struggle to push past your old ways of thinking. It's amazing now how at work I'm getting asked RE questions and was just told about a potential motivated seller. It's tough going through our daily routines and fitting REI in it. I've learned to make REI apart of my life, in every facet. One of the hardest things is being able to overcome the "uncertainty factor", the "unknown". I thank God for this site and Dean's material for laying it all out for us to take and run with. Keep on trucking dispite whats going on all around you. Fight the good fight. You may lose a few battles, but we're going to win the war.

Met with my mentor and my realtor over the weekend. Specified my criteria. Figuring out my target area's market trends and hotspots. Going to see some properties over the weekend. Took a break yesterday and made it to the Giants game. Now back to work. Let's make it happen.

Hey DG family. It's been a while since I've posted something. I just got back from checking out 2 properties with my mentor and my Realtor. I'm excited about one in particular. It looks like it can be a lucrative deal. Have to crunch some rehab and ARV numbers. Gonna check out the comps. Let's go out and make some money. Best advice I can give any newbie, get connected with someone who will mentor you. Just make sure that they are the real deal and they are making money.
