Today I lister to Dean blog as i lister I was thinking about the time I wanted to call it quick, but with the people on this site help me to move on and I thanks you all so must. I'm still working at it I have a owner that was going to sell me her 3 bedroom home,but at the last minute she change her mind on owner financial so now I'm looking for a private lender to get the fund to purchase it. I have a tenant that will move inn in Jan rent is $1690 Mo. Well I will find someone soon. Because she want to sell and I want that house.

Been quite a while, wondering if you were doing deals now.
I have doors opening for me and have met so many great people on here, that have really been so uplifting, it is hard to ever feel down anymore.
I never give up, but everyone goes through ups and downs, and not just on real estate, which effects are everyday incentive.
But why not try a lease option on the house. Or put under an assignment. Would the owner do one of those, or land contract. Show her some numbers that could work for her and maybe give her a cash flow for awhile. Have you gone to any REI clubs?
I'm sure you will get some good advice on here. Maybe re title your post, as I need some ideas on options. Or have a house, need funding help.
But hope you are doing okay on this. Did you get the other house from a few months back, or is this the one.
If it is a good deal, why not bird dog it out or partner with someone.

Hi Sandi, Yes I show her some number and try different options she just want the money now. She was asking 250k but I can get it for 180k and resell it now 395k but I want to hold that property. next year that property will be going up. I bird dog but what my people want not in the area but I'm talking them into looking at SE, SW area now. I'm glad that thing are looking up. I pick up a new buyer today so I will not stop.

Have you tried contacting local small banks for your purchase? That's probably your best bet! Look in the phone book or on yellowpages.com under banks and pick out all the ones you don't recognize and call them up and see if you can talk to the person that is in charge of loans to investors on properties with a lot of equity. Go for it! You will do it!

Let us know how you do on this. I can't remember if you have any of Deans training, because it is good advice on how to work with your local banks. I think it was on the Edge training, but it had good info.
Did you run comps or has there been an appraisal done that is recent.
It may help to run a post with the info asking for some advice. Or do you have access to the coaches.

Sandi I run my comp and i was looking at empowering conversations with Joe and Stacey about how I can work with the bank. The best one for this deal is to total buy her out or Owner finance. I'm email the owner again ask her to do a appraisal for me.
