Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

- Yesterday

KNOWLEDGE =
- Sat through a 3 hour class on real estate data storage. How is that real estate related = real estate files and contact stored with disaster back up. You do not want to have all your information / contact stored in one place to potentially be lost. A lady in a recent class had 6 years worth of contacts lost. She will loose undeterminable amounts of money due to that loss.

ACTION = Duck Oil in use alert!
- Recieved a call from the sellers agent telling me she had changed her mind and dicided not to lease option the home (had appointment for 1:00 yesterady to discuss LO and then I was showing the home at 2:00 to sandwich lease option). Insert Duck Oil - I am getting closer to a deal! On this one I am not going to give up. I will wait one week and she if she has changed her mind. This lady needs (my?) help. She want to move closer to her family, she has had the home for sale for over a year, the home was listed at 70k, then 60k, then 50k, now 40k.
- I called my buyer and told her and she said she was just going to go rent for a year then buy when her credit was in shape (POSITIVE is that she said she had done everything my loan officer told her to all in 2 days and she can buy in 6 months to a year). Truthfully after she can get pre-approved then she can get a home that she really wants instead of a home that she kinda wants now! (POSITIVE she said she would still have me get her a home)
- Eamiled a cash buyer a home that another cash buyer of mind decided not to buy. This is cash buyer #3 on this property. Then I called a cash buyer to discuss the home. We decided that I would call him today to set appt. to see inside.
- Called listing agent on a home I showed cash buyer #3 to see if it was still available. It is going to highest and best offers today.
- Spoke to a guy who said he has 100% aquision, rehab and end loan available for me to purchase homes with. And he does, BUT, it is on his homes. May still be something to consider?

On the list of people turned down for a loan at the bank.I tried this two days ago after catching up on your journaland the loan officer said she cannot give this info out but will give my cards out to peeople the are rejected. so I proceeded give her my cards. we have now developed a possible win win situation. thanks for your idea I'll let you know if a deal becomes of this. keep up the great work

Hope it helps. I know loan officers are not suppose to say this person was turned down, I am asking them to help me with the borrowers who need some time until they can purchase but need to move now. I will be speaking to one of my loan officers again tomorrow if I get any further with this I will post it. I will be trying this with several different loan officers. Just FYI, I also use First Option Mtg. I once saw you had a link for them on your journal. I use the same one you had in Atlanta Ga. Galleria Parkway - Kim Winslow Regional Manager. She has closed several loans for my buyers last year.

- Yesterday

- Read journal and post last night.

ACTION =
- Called 1 of my cash buyers. He is a cash buyer but has only bought a few properties over the years. I am trying to jump start him (his battery seems to have a little corrosion on it).
- Spoke to another cash buyer of mine. He has bought many homes and has a few properties that I have sent to him that he is considering?
- Spoke to one of my bandit sign ladies. She wants to move May 1st when her lease is up.
- Called a few other past sign callers.

- Yesterday

KNOWLEDGE =
- Went to a 3 hour class on working with sellers. How to find sellers, help sellers sell and new marketing ideas.

ACTION =
- I called 2 different loan officers to discuss "helping their borrowers that can not buy right now".
*(Do not ask for their turn downs, they are not suppose to give you names and numbers of people that were turned down for a loan). BUT, both loan officers yesterday told me they would give me the people that could not buy right now (perhaps they need more time for credit repair, to get downpayment time to have accounts long enough to qualify etc.)
** Here is how I worded the conversations yesterday - Hey Jody (he is on my team as a loan officer) I am calling to let you know that I am starting a program that helps people who can not buy homes right now, for what ever reason. I am only looking to create a win/win/win situation.
1)- A win for your borrower that can not buy right now. (This is a win for
Jody because as he said "I tell people what to do to fix their credit and most of them I do not hear from again"). This way he has a better chance of doing a loan for them in the future)
2) - A win for the buyer, The ydo not have to go rent. They have a option. I will LO, lease purchase, rent or find them a owner finance home that I can sell/assign to them.
3) - I get the opportunity to LO, Lease Purchase, sell/assign or rent them a home.
My other loan guy said ok also, he is part time.
- I asked both loan officers about loan products. Conventional loan still can
have a gift of down payment.
*Buyers buying with Conventional Financing = Can by from a investor with no seasoning on the flip. That means you can buy a home and flip it to a buyer buying with Conventional financing the same day (double close) without any lender seasoning requirements.
- Spoke to one of my cash buyers about a home.

- Read Journals and some posts (Posts mostly on LO).

ACTION =
- Replaced 1 bandit sign (that had been removed by the city).
- Spoke to 1 cash investor and searched for properties for him on CL and FMLS.
- Called several past bandit sign callers (they seem to have disappeared).
* Reminds me of a joke I once heard - Hosts at a resturant says "Dufrain party of 4 your table is ready, Dufrain party of 4 your table is ready. Johnsons party of 3 your table is ready. Johnson says I am not sitting down to eat the Dufrains are missing. How can anyone eat at a time like this? They are probably hungry and tied up in a trunk somewere and you want me to sit down and eat"? Were do people go when they disappear? Perhaps they are all in the same place?
**A while back I did have a seller die while I was selling her home. RIP she was near a dear to me.
- Did some extensive research trying to add to my Cash buyers list. Here is what I learned. Found a Owner Finance property website. Then I located a property he had for sale. I checked the property on FMLS andfound that it had been puechased for 35k looks like about 10k/15k rehab. Then he advertises it for 85k Owner Finance. $2,500 down and 900 a month. (He currently has about 7 of these for sale). I have talked to this buyer and he said he does not think I can find proerty cheaper than he does. He is a licensed agent and is mostly buying REO's. But I can bring him buyers and get paid.

- I contacted a family needing to sell their condo. They agree to let me advertise for 2 weeks prior to it being listed. I posted ads on CL and www.kijiji.com
*I like kijiji because my post is not swallowed up by 100's of other ads within a day. I posted yesterday afternoon, I just checked and there are only 13 new homes in front of the one I posted. Also, it looks nicer, shows the picture first and then the discription. Instead of have to click on a tab to see photos.
- Spoke to 1 of my cash investor and got the name of one of his hardmoney lenders.
-Called another cash investor an LM.

Glad you like the pic. That one's from several years ago while I was working in Aruba (No; it wasn't paradise to me - worked 60-70 hrs/wk). Notice I said several years ago. What would a current one look like?!...I'm no fool. LOL!!

In answer to your question; I do not have a journal. It's something I've been sort of opposed to doing (not sure why). I spend enough time on this site. Maybe I'll start one soon. It would make me more accountable and probably enhance my progress (something I'm not happy with, so far).

- I went to my local small bank to ask about investor, cashout, refinance with no seasoning. They sell to FNMA so they do not have a no seasoning cashout refiance.
- I went to 2 of they 7 homes that were purchased for cash in my area trying to locate the buyers. One was occupied (no one home). The other was vacant.

- I called a loan processor I know trying to her her company guildlines on no seasoning cash out investor loan.

- I worked on organizing my buyer data base.

- Went to look at one short sale.
- Found a Estate Sale home that has been on the market for over a year and reduced price by 40k. Home need minor work and major updating. I need to find a buyer for this one.
