Hello all, My name is Kevin, I live in Ky. My REI started many years ago, as I once was an agent. I knew I always wanted to be in real estate from an early age, bought every thing I could get my hands on, nothing worked until now. 5/2010, purchased Deans books PFRERN. and BARM. read through them in about two days. Got motivated, got started, and in less than 2 weeks, got my first deal together. Made 2K in profit for about 2 hrs worth of work. And in the mean time, made homeowner happy, and helped a family looking to purchase a house, that wasn't able to traditional financing. I have met so many wonderful people on here, and all are so very supportive. I believe when you help others succeed, you too will succeed! For all the newbies out there, take the words of one who learned from experience. Read the above post about the duplex. Note to self: Always, always check job time, past landlords, I got burned on my duplex by one of my tenants, causing me to lose the deal. It was my choice to back out of it, but, never, unless you know you can trust the person leave utilities in your name, always, get a full deposit, check references. If they can't provide them, move one to someone who can. Hi to all my DG family out there.. I send my love to you all. Kevin

I grew up in KY (Louisville) and my family still lives in Danville. I am hoping that once I get my business going here that I can teach my brother and sister back there how to do it.
What are you doing now? Are you following up on the L/Os?
Did you find out anything about the three houses by KSU?

I'm so sorry you completely lost it.
I wish you would have read my post on here about choosing tenants. Tenants can be VERY difficult to deal with if not chosen properly, I'm sorry you went through all this. Its time to bounce back and get another deal! I know its HARD to do, but there is no giving up, no matter what! The good news is you will NEVER make that mistake again, and that is the most valuable lesson.
There are no failures, this was just an obstacle you will overcome.
Thank you to all of my DG family that posted during my absence. I moved, have been dealing with job issues, trying to spend time with my mom and kids(mom has cancer). But, I will rise again.. It might take me some time, but I did it once and will again. Just need to re-think things and start looking for deals and motivated sellers.. Best wishes to all.. I just read Randy's post.. what an inspiration!! and totally correct. Follow the steps laid out for you in Dean's books, it WILL happen. I know first hand. Had two deals closed in less than 90 days, made 2100.00 PROFIT, doing L/O- learned some valuable lessons along the way. Bandit signs work, period. But make sure you do your due diligence. (Homework). Zion properties, glad to see you have done well. Thank you for all of your support during my mom's illness. She passed on August 22nd. But, was there with her and quoted some bible versus on her way home to heaven. She was my real hero. Dean is and I will say it again, the real deal, leave the BS off of this site, it is not for dating, not for those who think they know more than anyone else, we are a family on here.
