Well here here goes ... the 1st post of my journal. Not quite sure where to start so I'll just start.
We began our new REI aventure in June 09. Actually this was Denny's (my husband & better half ) idea. He discovered Dean and believe me I had doubts. Denny had done his research though and convinced me that Dean knows what he is talking about. Denny had already ordered and read PRFEN & another one of Dean's books and spent time on the DG website. I checked the site out too and read PFREN. So I agreed to support Denny's efforts and work with him. I love working with my husband and believe that real estate is definitely the way to go for us. There is soooo much to learn and discover. Every day brings new lessons and experiences in the world of REI. We joined the academy in June.
We started by meeting with out attorney to learn more, going over forms, etc. Set up LLC, met with accountant. The rest is not necessarily in the right order but you get the jest. We set up our website, are constantly working on building our buyers list (we are assigning properties), got business cards, searched for and found real estate agent, have looked at FSBO's on line and in neighborhoods (priced higher than FMV & higher than they paid 2 & 3 years ago) keeping our eyes on them, joined REI group that meets monthly and put magnets on our vehicles.
Our RE Agent has given us access to MLS through a new program he has just signed up for. I'm learning about this program and how to navigate it. Have a question in to him to find ou if I can search for specific criteria on these properties quickly. Being new to this program himself he will find out and get back to me today or tomorrow. It is time for us to start putting in offers.
We met another investor who specializes in short sales who we will be doing some joint ventures with. We'll be directing folks his way. It is important to me that the sellers understand the short sale process and agree to all that is involved. We will go with him when he meets people so that we have a better understanding of what he does and how he helps people. He has an online program set up so that we can track the progress of the short sale
I have printed out Rina's post about REI abbreviations/terms and will learn 2-3 new ones each day starting today. Thank you also to another DG family member for sending a list of REI terms too - will learn those also.
On a personal note well let's see. Last year I lost 25 lbs. but haven't been able to shake off the next 23-25. Up until last month I have been walking 5 days a wekk however haven't been able to put an end to my love affair with chocolate and our late night rendezvous - LOL . When I get up now I immediately think REI and have been procrastinating when it comes to exercise. On the bright side I've been eating less chocolate
and eating healthier things. Have to find the balance here. The weather is showing the first signs of cooling down and walking is catching my interest again (tomorrow morning a cold front is coming our way and it will be 68 degrees, must get an early walk in!!
) We are in SE FL and live close to a beautiful wooded park with trails. During the winter months I especially love walking in this park (too many mosquitoes right now - will wait until it cools off a bit.)
My passion before REI was working with/helping my elders and those afflicted with Alzheimer's disease. (I'm not a nurse or an aid but have lots of personal experience with this and have also worked in this setting.) I have such a soft spot for my elders, love hearing their stories and love to make their days brighter. I will get back to this on a volunteer basis someday.

On Monday I called Richie not realizing he was still in Phoenix with other DG family members after the EDGE. He was kind eough to put me on the phone with Louisa, Randy and Jeremy. It was so exciting to get to say hello to everyone! To hear a voice from the folks that post on this site whom I have come to respect. At the end of this same day I got to talk to Shane. This same morning a gentleman called who wants to do a SS on his property. In the past year he has depleted his 401K and savings trying to save this property. I wish he had called us sooner.
We looked at the outside of this property. The owner is mailing the keys as he lives out of state. It's been vacant for at least a year so naturally it is overgrown. No snakes this time
LOL! Did get into some prickly-itchy things and stepped on an ant hill and got bit though, EEWW! LOL. The back door to the garage was open but we didn't see anyone. The man across the street came out to say hello. He keeps an eye on the house and said the garage has been closed all this time. He also told us that the previous owner remodeled the bathroom a few years ago.
We are working with Richie on a duplex that he is interested in. This is one of the duplexes we looked at last week. Denny called some banks for Richie using Richie's FANTASTIC script. Denny had fun making these calls and had good input from several banks. He is waiting for a couple of them to call back. The ones he spoke with seem to be hung up on the fed tightening up the rules so much that banks don't want to do portfolio lending. Denny will keep calling. Some of the banks he spoke with may offer some opportunities.
While Denny talked to the banks I spoke with LO/SS leads.
Had an interesting one this week. One gentleman that called is running a ministry to help folks that have recently gotten out of jail or have issues with drugs and/or alcohol. He will put 6 people into 1 house including a manager who will oversee those living there to make sure they are staying on track. The smaller and simpler the properties are the better for him as far as maintenance and upkeep go. He will be looking for properties on an ongoing basis.
Talked with another gentleman who is living in his Dad's mobile home (his Dad passed away) and is looking for a L/O. There are young children in the house and it is an over 55 community. They will be kicked out this week because of the kids.
I called back the gentleman with the 4 upside down rental properties. I could hear the noise in the background and realized it was bad timing. He was in the process of evicting a foreclosure property and said he'd call back.
The SS we are working on for our friend's is tightening up and won't leave much profit if any for us. Our partner is continuing with it because 1) he doesn't want to ruin his track record of 98% success rate on his SS's and just as importantly 2) It is for our friends.

That is awesome with all that you have going on. Your everyday routine almost seems like a lifetime of work for me with REI, but I know that in time it all gets easier and better managed. I must say that I am forever amazed at the things you have going on. I really like and appreciate what that minister is trying to do. I have been in those exact shoes and believe me when I say they truely are a God send along with the people who provide them. Tomorrow we are going to help our partner out and go look at a possible wholesale property. The owner says he wants to sell quickly for cash or he may just rent it out. This is potentially our 1st wholesale deal.

We are approaching our SS's a little bit differently. Our REA will be negotiating the SS's and our partner will be presented to the homeowner as the buyer. This gives each of us our area of 'expertise'. The banks like it and the homeowner likes it.
I got to speak to Linda today
We had a nice conversation and talked about SS's and will be talking again tomorrow.
Also spoke to Richie today about the Duplex. Will keep everyone posted.
The possible wholesale property we looked at last week won't be going anywhere at least for now. The owner wants more than it is worth to us. He is not interested in L/O or we could have worked something out.
Our friends SS is getting closer now, they have moved out of the house. We aren't likely to make anything on this deal but at least they have avoided a foreclosure. The husband has been super stressed out and angry. He called nearly every day last week to vent. Then he called to apologize. More helpful insight for me into the world of SS's.
These same friends are in disagreement as to handle another upside down property that they are also behind in taxes on. They pay high HOA fees on top of this. He (the husband) told us he wants to do a SS 'later' but his wife told us instead he plans to collect the rent from the tenants who have been good tenants for 3 years and not pay the mortgage. For obvious reasons she is against this 1) it's illegal and 2) she doesn't want to hurt her tenants. They have expressed interest in buying the property.
The SS I mentioned a couple weeks ago has come to a halt. The homeowner has decided to let the property go into foreclosure.

Yes, about the eviction notice - that was absolutely my least favorite REI thing I've ever done! Denny was calmer (and braver) about it. When I got back in the car (that was left running) my hands were shaking. I thought we might be looking down the barrel of shot gun. Scott usually does his own thing but took his wife to the Dr.'s for tests this week we wanted to help out. Some counties in FL require a sheriff to do this. I won't do this again. On the other hand Denny didn't think it was so bad (except knowing there were little kids there because of the swing set in the front yard) and I'm afraid he would do this again if Scott asked. I would have to put my food down because I wouldn't let Denny do this alone and I'm NOT doing this again. It's best done by a sheriff.

What a fun and learning journey this one has been and I know there are many in our future together with Richie.
On the SS front we got a lead back who wanted to do a SS on his property and then decided to let the bank foreclose (months ago). I remember the night he called because it was 10 pm and Denny and I were relaxing together. I didn't take the call and then Denny said since it is 10 pm he is probably troubled and worried to be calling at this hour. So I called him back right away. This week he got the signed SS paperwork to our partner and has decided to move forward with a SS.
Denny & I looked at this property today, couldn't get in because the keys didn't work (we got them from the bank). It is overgrown and the grass is long but it appears the neighbors have been taking turns mowing the lawn because it's been vacant for over a year and doesn't look too bad. The trees are overgrown but it won't take much to pretty up the yard. There are more trees then usual on this property so it will look nice once it's fixed up. The pool has seen better days before it turned green and God knows what is growing on the bottom of it.
A lady called this week who is working on a loan mod that isn't going well but she is still hoping. What was interesting is that she kept our letter from 4 months ago before calling us. During our conversation she said that the house is just brick and mortar and she shouldn't feel so emotional about it. This is the 1st house she bought on her own. I told her I understand what she means. A house/home is filled with memories of family, friends, pets, holiday gatherings, etc. She is keeping our contact info if the loan mod doesn't go through. Otherwise I will all her in 2 months to see how the loan mod is progressing.
An REA called and I have no idea how she got my name or number but she has SS properties. Denny spoke with her and I'll follow up with her on Monday and see how we can possibly work together.
A gentleman called toay and left a voice mail in response to a letter we sent him 2 months ago. So it's true, people are holding on to our letters. I called back and got his voice mail.

I forgot to mention that I went to the Alzheimer's Association Awards Luncheon the week before last and got to talking with a gentleman who works for a company that is a national sponsor every year for the association. He sells insurance and has clients who are losing their homes to foreclosure. This troubles him and he wants to help them. So we met with him this week. I made it clear beforehand that we are not in the market to buy insurance. During the meeting of course he tried to sell insurance to us and asked us to sell insurance (sigh). I tried to keep the meeting focused on the reason we said we were going to meet which was to help each other and help folks who are losing their properties. I'm not sure where this will lead or if it will lead anywhere, time will tell. Our partner can give him leads to clients looking for insurance and we would give him a referral fee upon closing.
This past weekend there was an article in the newspaper telling folks that the banks will now be going after people who have foreclosed on their properties and they want their money. Needless to say this has made some people nervous and they never expected it to happen, at least not this soon.
A rehab investor explained a little to us about Chinese drywall since it's high on his priorities of properties to avoid. He said that the copper turns black when there is Chinese drywall. He also said that holes in the walls will get black around the edges if it's Chinese drywall. The majority of these properties were built during the boom but older homes that have been remodeled or repaired after the hurricanes in 04 & 05 could also have Chinese drywall. Maybe some of you reading this already know about this but if not if could be helpful.
Talked to a gentleman today who is upside down and behind in payments on his property and he wants to pursue a SS. He said he had spoken with different investors and REA's because he received so many letters. After him & I spoke he spoke with our partner and said he has decided to go with us because we were the most professional people he has spoken with.
Oh yea, almost forgot he has a 2nd property (condo) in Pompano Bch that he wants our help with too.

I really think you guys are close to getting one of those SS deals done. They do try your patience because they take forever to complete.Keep up the hard work and it will pay off.
I sent a letter to the bank tonight, posted a copy of it in my journal. I hope I wrote it out where it will catch the banks attention. I kinda rushed and sent it before letting it soak in and seeing if I should change anything.
Oh well, it should be interesting to see the response either way
If its not good I will move on to the next bank
