Day 26
Ok, well first things first... Neither the ReMax agent nor the investor/cash buyer guy has got back to me... However, I have been looking into a couple of "just listed" REO properties and a couple may be of interest to him. So I will email him the numbers once I am finished here.
Also, in the meantime I have been doing some things on craigslist & linkedin and have now found a local wholesaler (who sounds roughly about my age); who is interested in partnering up as well as a couple of other potential investors.. One of which emailed me back late last night: he said he is from Castle Rock, CO and wasn't too interested in coming this far south. However, I am going to be sending him an email about a property which appears to be a PRETTY GOOD deal and explain to him why Pueblo is expanding.
So we'll see how that goes..
So, all in all things are going pretty good.. I AM finding some buyers/investors, and a guy who is an experienced local wholesaler who wants to team up. He said he has a lot of cash buyers and is interested in seeing the properties I can find...
The only thing that is STILL holding me down is the fact that I cannot find an agent who wants to represent me. However, this local wholesaler "Jack" says I won't really need one and he wants to talk to me more about it.. BUT, I still think I will need one to assist me with all of the paperwork dealing with Real Estate. We'll see......

Hey everyone:
I wonder if anyone out there can help me out with feeling inferior about not having any money of my own to invest with, or the confidence needed to talk to the Business professionals I need to talk to.
I am struggling to build my buyers list, and I don't know why. According to the way everybody here makes it sound,it's really simple Simon kind of stuff.
Starting off with no money, I thought about Wholesaling or doing what is called the Assignment deals.
I have a list of Title companies, none of which I have worked with. " Yet !"
But am tongue tied when it comes to talking to them either in person or on the phone.
I don't know whether the kind of information I seek to find is just anything they will give out. All I really want from them is for them to run a list of purchased properties;
( Both privately held and bought through an LLC without Mortgage or Trust Deeds purchased within the last 12 months.)
But I am afraid of asking them, or saying something that makes me sound like brainless amateur who has no idea what he is asking from them.
I would like to get a list from as many different Title and Trust Companies if I can, but if you are not a customer of their's who has no properties on the books with them, then how do get them to release this information ?
And of course, not having any money to make a purchase or let alone having enough money to eat with, what are you suppose to tell these people on the phone for them to open up and release this information for you ?
Here in the state of Illinois, a realtor friend of mine became terribly offended when I asked them if they would supply me with this very same information Tand exclaimed to me: " I could lose my license for that !!!
So ever since then I have been a little gun-shy to ask someone who works ata Title Company.
How do I get around this problem, so I can start building my buyers list ? Any ideas ???

Day 30
Well, Day 30... Obviously this is going to take me a little longer that the said "30 days".. haha
So, Not a whole lot to post about now, except that I did talk with "Jack" (the local wholesaler I found) and he fed me with some really good, encouraging information, he gave me a couple of websites to look at, and last he gave me some tips on how he got started.
He also advised to me that he has not found a title company here in town that will close these types of deals and says I will need to use one up in CO. Springs. He said he would pretty much be my "personal guide" on how to work a deal if needed and if he can help IN ANY WAY to give him a shout.. Definitely a good person to recruit for my team.
However, he still told me that he has NEVER used an agent, and most of them will just try discouraging wholesalers because they see us a competition or a threat!!
He also said that he has NEVER "wholesaled" an REO deal and NEVER will until he has more experience. He said he deals strictly with FSBO and sales as such...
Now I know why he has NEVER did or attempted to do an REO sale (because he doesn't use an agent).. You would think that after 5+ years of doing this... That would be PLENTY of experience to venture into other wholesaling markets & niches..
Other than that, I haven't got too much accomplished.. I finally finished my Xcel spreadsheet for both investors looking to buy & hold, and investors who want to buy & flip.. I was contacted by a couple of agents in CO. Springs after posting an ad on craigslist and just emailed them back today, so we'll see how these 2 go..
So, things seem to be moving (not toooo fast) but moving...
My wife has recently been stressing out about my "income situation" and getting worried about how we are going to make it without me not making any whatsoever (ha who am I kidding) I am starting to get pretty worried here too. I am praying DAILY and doing all I can to hopefully make a miracle happen in the next couple/few weeks ahead!!!

Day 38
Ok well... It's been a little over a week, but in all honesty I have kept busy and have made it a goal to do something everyday pertaining to wholesaling (except Sundays being football season and all) whether it be: looking at FSBO's on Craigslist, looking through linkedin, posting ghost ads, or driving through town looking for FSBO's.. I also asked some friends and family of mine to keep an eye out for FSBO/bandit signs for me..
This past weekend I started emailing and contacting a couple of properties I found on Craigslist and met with the sellers of 2 of them today, to have a look around inside...
Also, I have been talking with Jack more and more about teaming up and working together here in town..
He is VERY interested in both properties I looked at today and wants to meet tomorrow so we can submit an offer on the two of them.. He says if we can get an accepted offer on them, he will get a buyer for them... This is how we will start our "business"
FINALLY!!!!!!!!! Things are looking up.. I am praying and hoping that this will finally be my start of becoming not only an investor, but the next success story on this sight.. I know this is the path I need to be on right now, and god willing I will be posting my first deal on here SOON!!!!

Day 38 - Cont.
Just a couple of other things....
I haven't really found too many buyers, but I still look daily and Jack says he has a few of them... so right now I will continue to look, but it is not a MUST right now..
I STILL have not found agent either.. As of right now, I am strictly concentrating on FSBO's because of this (you do not need an agent to make deals on FSBO's), however; I will continue to look for one.. If I can work up the guts, I think I will call my father (who hasn't really been a part of my life but is an investor and has quite a few properties around town) to introduce me to his agent. The two of them could prove to be good members to have on my team..
I have finished the book this past Friday and love how it ends... Explaining how to pretty much take all the info learned and run with it.. How to treat what you are doing as a "business"... I treat it as if I was STILL working for someone.. Everyday it seems as if it becomes more of a process.. and more of my "job" that will finally allow me the income to provide for my family again!!
I will keep you posted until I am posting my first deal!!!

Seems like this is the hardest part of the game when we all first start out. Stan and I are still studying too. He has read 30 days and I am in the prosess of finishing Millionair book as well. I have been trying to set up a website& get business cards done. It seems like the only thing I can find is hard money lenders right now. We'll still keep looking.

My subject is stated as a reminder that there is no such thing as a "Magic Bullet".
Coming from a completely different industry I have worked this diligently of the last 9 month and am just now receiving some success.
The one thing I would have done differently knowing what I know know would have been to build my buyers list.
There is not worse feeling then to lose a deal because you were not able to find a buyer (there probably is but I can't think of one right now)>
So, stick with it, build the buyers list, and best of luck.

Hello Cbardy... Congratulations on reading and finishing Dean's books... I personally have only read the 30 days book. My advice to you is to finish the books and be sure to follow Dean's instructions step for step.... I am slowly putting together my buyer's list as well as my "deal bucket"... I am doing something everyday to push my business and WILL have my first deal completed here shortly...
As for your website building.. I personally used yola. Their website is www.yolasite.com... They are a completely free tool to use to build a website for your business and you can add HTML fairly easy... Please take a look at my website when you have a chance, take a look around, and let me know what you think..

Hello Jim... Thank you for taking the time to read and respond to my blog. Also, thank you very much for the encouraging support...
Jim, the way I am planning on going about making this wholesaling work is: I plan to get a property under contract for what I am willing to pay (whether it be a written or verbal agreement on an amount), next I will advertise it and look for a buyer until my 20-30 day inspection period is up.
If I find one... I will in turn introduce the buyer and seller explain to them what I am doing (assigning the contract), collect from the buyer, and have the two of them finish closing the deal that I negotiated and set up...
If for some reason I don't find one... Then I will exercise my set inspection period right and back out of the deal...
i'm hoping and praying that this way will work or that it will gradually all get pieced together while I am on my way to that first deal...

There is no link provided. Where can I find this video? I have searched Dean's site for it. I figured since you recently finished the book, you might know.

you don't want to have a verbal agreement with a seller, and then offer to your buyers... ever!
Anytime you come to an agreement you have the seller sign a purchase agreement. Then you offer it to your buyers. If you don't have a signed contract with the seller, your buyers can negotiate a price with the seller, and put the property under contract between them and your seller, and you will get nothing.
Your inspection period is usually 14 days, not 20-30 days, so you need to have your buyers ready before you get a property under contract; and you want to find a property that meet your buyers criteria...
I recommend that you read DG's book 30 Days to Cash in RE a second time; once is not enough
