Last week while I was going to see a vacant property I stopped by a real estate office and met with an agent. I told her to I'm a cash buyer and she should send me some listings that matches my criteria which she did. I replied back saying:
Hello Ms. xxxxx,
It was nice meeting you and thanks for the listings you sent to me. I currently working on them right now and I'm about to weed out the ones that wouldn't work for me. I don't want you to make a low ball offer on a property that is in a mint condition. I would like to justify my offers on properties that needs repairs.
I want to buy these investment properties, fix them up and sell them quickly. I'm busy doing some market research right now and I want to know how many cash buyers are in the miami market..
Please I want you to send me like a spreadsheet of "cash solds" made in the past 3 months in the miami market?
She emailed back saying "I dont know how many properties have bought in cash i have no way of finding that out"
Please I need someone to help me on what I should tell the agent so she can pull the "CASH SOLDS" for me on MLS

Hi TC
Just tell the agent to call the MLS help line and THEY can tell her how to filter for cash solds. I can tell you that the Dade County/ South Florida MLS CAN be filtered for that. (My agent down there has done that for me in the past.)
If she refuses to do that, you might want to ask if she knows how to filter anything on the MLS. If not, you may need to move on to another agent who can as this one does not understand the basics of MLS searching. (IMO)

Cash Buyers List From Real Estate Agents

Many people ask this same question. "How do I get an agent to get this information for me in a timely manor?" I have done this with real estate agents all over the country and it works every time. As you are talking with your agent about properties and as you are developing a relationship with them, here is a way that you can get this information from them very easy.
If you just ask them to get you a list of cash buyers from the MLS, you will get a bunch of blank stares, or they will say "sure no problem" then you will find yourself waiting and waiting with no success and no list.......
Instead, ask them this way. Ask the following questions by making statements of fact to the agent.
1- "you know how when a property sells that is listed on the MLS there is a place where the agent has to check if the property was purchased using Financing, or Cash? (the agent will say yes to this if they have ever closed a deal because they had to do this).
2- I then tell them "and you know how the MLS is one big database where you can search for information using a ton of different criteria right? (they will always respond yes to this one if they have ever closed a deal again)
3- I tell them "I need you to do something for me". "I need you to run a search using the main criteria,,,, Properties that sold using CASH as the way of financing and get me the addresses to the property. Doing this works every time.
I have found that in some areas like Ohio, once a property has been sold for at least 90 days, the name of the buyer is released to the MLS and they can give it to you because it is public record. In other states, you can still easily search county records for names of buyers if you enter the address of the property.
Using this strategy works great and it helps to teach the agent how to do the search for you without making them feel like you are talking down to them.

Thanks and I love your Idea. I had to write this down on my yellow pad. Will definitely be using this with an agent who I will be meeting up tomorrow morning.
I had the same issue last two weeks ago when I got a an agent who I asked for CASH SOLD but never heard from him (lesson Learnt)

Get a different agent! If they don't know how to do this then they won't know how to do many of the other things you need them too.
I have worked with about 10 agents in the past 3 years and every single agent told me they couldn't get me the cash sold list. I explained to them to call the MLS help line and they all said there was no exact way to filter this info out. Most agents told me there's a field in the MLS when a property is sold the agent can write paid cash or financing but they explained that most agents never put that in. So last week I was on a live chat with Joe Jurek one of Deans successful students and I explained to him what I was going through when asking for the cash buyer's list. He told me to do the following
1. Ask your realtor to run all props that have sold for over asking price and contact those buyers!
2. Ask your realtor to run all props that have been remodeled and sold, contact those buyers!

Thanks. I definitely got a new agent who is willing to work with me. He contacted me from my birddog website. The other lady agent who was suppose to get back to me never back to me. Oh well she is the one losing because I can always submit with some other agent.
