In the process of looking to purchase, rehab and flip a few houses. I'm looking in the range of (buy 40-80K) (rehab 20-30K) (sell 100-150K). 100% purchase up to 60-70% LTV. I will also need a POF letter so I can attach to my offers. What can you do for me?

The HMLs I know of are here in Texas and specifically loan for Texas properties only.
I've found them all at my REI clubs! Look into your local investor clubs.

I know www.reiclub.com has a link on the left labeled "hard money lenders" & in there is a page full of different lenders and where the lend. Of course, you would have to make some phone calls as far as qualifying them for you business.
And keep in mind the 6 guide lines of lending
1. All lenders are not created equal.

3. They have to qualify for my business before I qualify for their money.
4. Money always flows to good deals – it flows even faster to great deals.
