Brand Newbie, MY personal house issues, need advice....sorry long post....

First, HI! and glad to be here, am brand newbie, just read "Be A Real Estate Millionaire" and "Profit From RE Right Now" just this Tuesday & Wednesday. Also have been reading DG.com for awhile now.

Second, MY personal house has been listed with a Realtor for 250 days (yes, you read that right) but if you look at the MLS, it indicates 23 days (I changed realtors).

Third, I have been unemployed since Feb 2010 (yes, you read that right), live in a college town, with no college degree of any kind - have a GED with very poor credit. Have wonderful support system, my sister and my son have kept the minimum utilities on. (Can not utilize for REI due to sister has medical issues - the Big C, and son works full-time and attends college full-time.) I do have about $100 a month (sometimes less) income from my Ebay sales (utilize dropship companies) so that goes toward groceries and/or gasoline. No cell phone. Have $4.56 to my name right now.

Fourth, saw Dean's late night infomercial and decided to get as much RE info that I can to see how to get my house sold.

OK, so any help/advice about MY house issues. With extremely low credit score and no income, can not qualify for HELOC or HEL.

House is already priced $12,630 under CAD value. Needs all carpet replaced, needs painting. Would need to update kitchen, it has laminate counters and plain white appliances. Other comps have granite and stainless appliances. This house was the very last house to be built in "Phase II" of the development. When "Phase III" started, the builder upgraded to granite counters, quality tiles, stainless appliances and other misc upgrades that my house does not have. My guesstimation $10,000 to equal comps.

How much is the house worth-comps?
how much are you asking?
drop the price --add MUST SELL to ad-consider owner finance with a sizeable down payment for 2-5 yrs and balloon payoff.
How much do you need?

1) 8 comps, average $153,8 - median $152,4

2) low $144,9 - high $169,9

3) Already dropped price 3 times.

4) Asking $145,9 (started at $164,0)

5) To get all bills due, need $160,000 (yes I owe that much so I will still be in the negative)

Goldeneye, try lease options or renting it out

If you don't want to lower your price, try to rent it out for a nice monthly income or do rent to own or owner financing as suggested. Target people that can't qualify for loans but are showing that they are taking steps to improve their credit.

Who knows, you might find someone on DG.com, who might take it from your hands. All i can say is that you're not in the wrong place for ideas and advice.! One thing i can say is that look for buyers immediately. Try to sell it at a reasonable price so that you can get some money for yourself. Though not all you might be asking for! I think this will help set you on your feet. My thinking is if you go online today and type in "looking for CASH BUYERS, it wouldn't take you a second to find those who are ready and able to buy this house. Just talk to Dean's Success Academy coaches and get ideas good ideas on the best way to sell that house. Their number can be found on the main web page (Home page) good luck.
