My name is Giovanni, I just finish reading Dean's book in the last 4 days. I lost my job with the goverment and I got atleast 1 month till all my debts catch up to me. Im wondering if I should concentrate on building a buyers list or just go straight to finding a good deal and then looking for a buyer. I got so little money on me to buy food and other stuff on me that I dont want to spend it on a Auto Message company to start looking for Buyers / Sellers / Real Estate Agents / Real Estate Brokers. I been looking on Craigslist for houses but I dont really know where to start.... Can someone who already took the first step give me some words of wisdom and show me where to start? I know real estate is the way to go, I got trample and abuse at my last job and I really want to get into real estate im just scared as to were to start looking and if I really need a real estate agent to start everything. plzzzzz any positive info is welcome I need some help where to start.
Fastest way to make some money is to help find a tenant for an investor who is renting their house out. You find a tenant and charge the investor half of the security deposit from the tenant. That is a quick way in making money in real estate. Since you are just starting you have alot to read and experience, but you will succeed if you take ACTION.

Then find the deals.
A lot less wasted time that way.

Yes I just put one post I dont really know why I got 4 post of the same message. But thank you for the fast respond on the message. I know Dean said " paralysis by analysis, but where should I start when I reallu have like $500 in bank account and I owe 5 times that amount. Im not really looking to get rich I just want the freedom of not having more people tell me what I can and can not do. Being trample is not fun and I know most of the people here have gone threw that.
All the suggestions above are right Giovanni. Finding tenants for investors while building your buyers list is the safest way to start. Call every investors you come accross with in Craigslist, Facebook etc and make friends with them. Ask them what they do as a REI. Don't be embarassed or scared to get rejected sometimes, it's all part of the business. Good luck to you. Blessings to all. LA

I'm finding it's really not that difficult to find buyers. There seem to be plenty of people out there looking for properties. I highly recommend finding a real estate investment club (REIC) or two and going to the meetings. The guest speakers, the people that run the club, and the club members are all possible buyers. In fact, in the clubs I belong to there are people asking members to bring them deals. Since you're just getting started and money is an issue, I'd further recommend you consider birddogging. Ask anyone you are considering birddogging for to tell you what they are looking for as far as what percentage of FMV they are looking to pay, how much remodeling they want to do, how many BRs/baths, square feet, neighborhood, and any other specifics. Find an ugly house that doesn't have any obvious signs that someone is working to spruce it up (dumpsters, piles of wood, ladders, etc. in the front yard). Take pictures, do some homework on the house and the neighborhood, and submit it to your buyer. If they decide they want the property, they should pay you at least $500 for your trouble. That may not seem a huge amount, but you'll probably only spend a couple of hours putting the package together for the buyer. With enough buyers you should be able to do a few of these a month. And then you can use that money to put back into your business, and pay your bills of course.
Another great place to find potential buyers is at open houses and especially, at auctions. Go to auctions not to bid, but to meet the buyers that show up and get your card into their hand. Make sure to get their contact info and find out what they are looking for and get to work.

I was driving through a small town about 5 miles from our home when I spotted an abandoned house. It was empty and I noticed a couple windows broken. This is an above average community. There was no for sale sign in yard. Yard was mowed and no trash around. I don`t have any idea how to contact owner, any ideas would help. House looks decent on the outside. Maybe I should of stopped and looked in the windows.

Why don't you start by going on a site like Zillow.com and seeing if the house is listed. Broken windows and mowed lawns don't usually go together. It sounds like someone, maybe a bank, is planning on cleaning the place up. Or, maybe it's a rental and the tenants were feeling a bit disgruntled as they were moving out.
You can google the address. You should be able to find out the owner's name that way. You can also find out through the county property or tax records who owns the place. And it wouldn't hurt to drive by again when neighbors might be outside, say on the weekends or in the evening, and just ask them if they know what is going on with the house.

Take action. Take the advice of the above members -- keep studying Dean's books and the forums here on the site.
Wholesaling is your quickest money maker. Get a buyers list together - start small at first if you have to then keep compiling entries.
Start looking at homes -- that you think you can flip quickly. Match these homes with what your buyers are looking for and start making money.
