There are a lot of buyers who do not know the potential of a R20 !! When researching how and what is involved in this strategy you will find as you said that it can be a benefit to both buyers and sellers. The buyers can own for a small down payment in some cases and be FIT to their comfortable monthly Pymnt and the seller can be rid of a second payment or be relieved of a property that they no longer need or want. Also they can recieve MNTHLY PYMNTS instead of a lump sum that could be a tax situation they would rather prolong to smaller amounts. Soooo many advantages that come to mind Smiling)

I love this strategy

I have a lease option deal I put together a couple of months back and I'm working on another deal right now. I know we as investors use the terms Lease Option but we advertise this deal to tenant buyers as a Rent To Own because the majority of people don't understand the term Lease Option, everyone knows what is a Rent To Own Deal.

Yes R2o sellers are usually investors but we as investors are R2o buyers also I have negotiated many rent to own buys and sandwiched them.As you know we start with a cash price buy then if we can't negotiate that then I usually ask for seller financing to buy which is the R2o system I use or another word for rent to own.We are deal CREATORS !!!

YES, YES, YES! I LOVE R2O!! It is a win win for everyone. Sandwich LO are great too.
I have one buyer that he wants is to purchase home and have a 10 year LO tenant! I find him the home, he buys it, rehabs it and them I R2O the home for him for a small fee Smiling Its wonderful Smiling
Now a days it is really hard for people to come up with 25% so that's where we can help them.

An R20 !! As we listen to the seller we have found through our marketing, we then begin to negotiate a killer CASH DEAL and then rent to own it to our buyer or else we can explain what the R20 process is to our seller and make them comfortable knowing we r an expert at this to buy on a rent to own from them. Then sell on a rent to own to our buyer. A sandwich is what it is sometimes called Smiling)

What I have found

When talking to multiple motivated sellers is that they do not know which way to turn. What I mean by this is the conventional way of showing is listing with a realtor and most sellers do not know any other avenue to be rid of their property. This is the number one reason why you should become familiar with R20 strategies and solutions. I have found from talking to Motivated Seller's that they would love to do an R20 strategy or rent to own but do not know the ins and outs of it so here is your opportunity to learn and then be able to offer a solution to your motivated seller or even a motivated buyer that does not know the R20 system.
