Seriously? is there some unwritten code that says you can only/should only/are only allowed to work with one at a time?
Cause the realtor I've been working with, recently called me up to ask if I was working with anyone else in the area. ause he'd been talking with another one who said he was working with me too...
My reply was yes, I had several I was working with, but that he was the only one who had actually DONE anything for me.
So my question is, A) WHY and WHAT were they talking about me? B) How did I become the subject of conversation? And C) what the H*ll does it matter?
REALLY PEOPLE? REALLY? WHY the high-school gossip? I mean, I KNOW the northern NV REA pool is tiny compared to say... Sacramento or anyplace with a real population, but REALLY!?
So I ask the good folk here, HOW Many Different realtors/REA's do YOU work with?
It all comes down to commission. If they are worried about doing the work and not getting full commission they'll want to know upfront. I've got 3 in my home town that I work with and all know that whoever brings the deal get's the money.
Real estate works...
if agents are meeting, the first thing after the normal pleasantries are
1. How's business???
2. What did you close and how much was it???
3. Investor or end user??? Who???
Nothing to flip out over
Thank you, if that's just normal realtor type conversation, than all's good... Though it would make me wonder why he called me to double check such conversation.
I take it you've found yourself the subject of such things, too?
Susan,
how many offers is each realtor putting in for you every week? if you're only putting in a few offers, then your realtor may feel that she is working for nothing; after all, they do work for commission, and the agents aren't making nearly as much as they were making a couple of years ago, so they probably fight for their clients...
do you use different realtors for different type of properties, or are they both looking at the same type of properties for you?

Well, that's part of the "High school gossip" aspect of this... See, of the three or four realtors who actually responded to my ad/letter/posting, only ONE is actually doing anything, staying in touch, sending me lists and such...
Anyone else saying that they are "Working with me" when they've maybe sent a link to a list, and never responded to any other emails or calls I gave them, is really deluding themselves!
And with this last email- I believe I've put in 20 offers... roughly... in 2 weeks. Yeah, I need to crank that up a bit.
stay focused on your goal; you want to spend your time researching properties and putting in those offers... who cares what they say, gossip, etc...

I think one should always be working with more than one realtor. You never know what can happen and then years or months later you are searching for realtors again.

This is an example of it's a small world!! This is why you must do what you say when doing deals or you will be 'black balled' faster than you can believe. Word gets around about investors that don't close. It is not gossip, it is business.

I would like to believe that all agents understand the game, but there are a few who don't like to be treated like cattle and working as a side option or not the primary.
If you live in a small area, that's probably the situation.
Just make sure you don't slip or you will be called out.
I'm pretty sure it is that way here too. The first realtor I worked with (recently.. not a year ago), showed me 2 properties and sent me a few listings and then because I wouldn't sign an Exclusive Buyers Agreement with her, she said her boss told her she was spending too much time on me!! Go Figure. It so happens, I didn't make offers on those 2 and the next one she showed me could have been the one I made an offer on!

Working with more than one realtor can upon occasion cause a little issue, as you have already exprienced.
I don’t believe that there is an issue with working with more than one realtor, but if you are going to do that you want to make sure that they are working different areas. That way if you are ever confronted with this situation, you can explain that there isn’t any competition as they each have their specific area.
She seemed eager to help, and did well for a couple weeks, then she disappeared. I thought she did not want to work with us anymore, so we found another agent working REO's. We then started to realize that the we were putting in a lot of offers with the New REO agent and figured we needed more agents. We haven't looked yet, and then today the older agent said she just had a lot on her plate and figures we found a new agent, but she would like to help if needed. I told her that I thought she didn't want to work with us, so we are working the an REO agent, but we could still use her help. So if she likes and it is not a problem for her we will have two agents. We don't want to inundate just a few agents, so figured it couldn't hurt to have more on the team. I see it as mostly a positive thing and we will work with as many as needed if they are willing.
