How to help my RE agent working with me

How to help my RE agent working with me

I would like to approach my RE agent about expired listing in a particularly upscale neighborhood, because I have a buyer there who wants to buy in the same neighborhood. These homes are half a million and several million dollar homes. How should I include her, I mean I want to monetarily compensate her, but not sure exactly best approach for sending me the listings?

you just ask her for the listings; it's not a lot of work for the agents to do that-they are automatic, she enters parameters that you request.

Tell her that when you find one that you think would work for you and your partner, you will ask her to put together the offer for you... just give her some assurance that she will not be working for free, and she will be happy to get the listings for you.

That makes perfect sense. It is just that she said she could do it, then said she couldn't, and now is suddenly just sending. I am just not sure where she stands and I think she knows that since we are friends I wouldn't leave her out. Just wondering the best way to approach this. Tammy

just shoot her an email and thank her for the listings, and mention that as soon as you see something that interests you, you will contact her so that she can help you get the offers submitted... you will see the listings continue to come in Eye-wink

Listing upon request.

I wonder if she said that she could and then said she could not do it because you will not be the buyer. Also as a RE agent she has to be careful where her priorities lie and her integrity. However, because she is a RE agent she should be able to give you the listings upon request. That's part of the work that RE agent's do and I believe there is no fee with it.

Well it seems she thinks

that this won't go far as I am a newbie and she has been doing this for some time. Also, I emailed her yesterday and heard nothing from her, so ask what she thought about it today and she said she is just busy and will send them to me. So hopeful somewhat that she will send me something to look at. Thanks, Tammy

I hope the above didn't sound

like I was being a nuisance, I try to avoid that, but simply find out if she really wants to do this or not. I am thinking to also find another realtor to help. Then if my current realtor sends me something i can work with her, and if not, I won't be badgering her either.

Multiple Agents

Shoot to have multiple agents and work off of their strengths.

One might be internet/computer savvy while another may take a boots on the ground approach.

Nobody said you could only have one agent. Smiling

By law

a RE agent works for the seller because the more the house is sold for, the more the agent gets.

I've said this countless times, and I love saying more; RE agents do not work for you, we work with you.

Why???

Because it is the seller, not the owner, who pays the brokers' commissions. Now, generally the agents discuss to make sure the property sells and normally will make sure both sides see the bigger picture in the deal, but thats how it normally works.

If the agent feels you are a serious buyer/investor, we would recommend you sign what is called a Buyer's Broker Agreement. That is in essence where we work with your best interests in mind even moreso than normal. That is when we will fight even harder to push for what you want as opposed to getting the best deal to close.

But again this is ONLY when we know you have the capability to close.
