You have nothing on your profile telling us who you are, where you are from, etc.
We do not mind helping out, but you have to show that you are serious and look professional by doing what is in your control. Filling out the bio is certainly on your control.

Karen's comments are spot on!
In general the standard realtors state contract is sufficient and just add a one page addendum to say it's assignable. I work in Vermont and technically you don't even need to do that. The contract is assignable unless it specifically states otherwise.

We all share our knowledge on this site, which is wonderful! It looks like you've been a DG member since 2010, so I'm wondering why you haven't post much or filled out your profile?
Also, I don't think that anyone here will offer to look over a contract and give you legal advice, which is what you are asking?

Eric people will help you and there is a ton of free advice on here just by reading. You do have to make an effort on your part and network with others. Please fill out your bio so others will take you seriously. I am not saying this in your case, although putting up a bio and ignoring advice is similar, but often people will ask for advice when they haven't even bothered to read anything for themselves. Others will see this as really wasting their time in trying to help people like this.
