We received a call from an agent that showed us several properties awhile back, but we didn't find anything to our specs. She said she had a pocket listing that was a probate.
We took a 5 minute look at it & submitted a $ 25,000 cash offer; which they accepted. House is a 2bed/2bath/1car garage with an additional carport. It also has a separate den & separate screen porch, About
1200 - 1300 sq. ft. with new roof & new central heat/air. We have the option to sell as is for 43K to 47K or remodel with new kitchen/bath/paint/carpet, spend about 8K & then selling for 55K to 59K. We just love these kind of decisions.

After buying 30 to 35 of these houses we can pretty much tell what's needed & how much...so we don't need an inspection on this one.

You got that right ... Jill is always picking up those 10% off from the change of address kits. Between them & holiday sales we even got entry level
new appliances, consisting of refrigerator, range, dishwasher, & built in microwave for under $ 1000.
By the time we add in flooring, sink, faucet, lighting & plumbing fixtures
we'll spend about another $ 500; so that's a complete galley style kitchen for about $ 2500.
When the rest of the competition is original 30 year old properties, you knock the potential buyers socks off!
with out a hitch. Did the walk through, seller left some furniture so soon it will be estate sale time to make a few hundred extra bucks. Picked up the bank check, went to the title company, signed & was out in 10 minutes. Called to change over utilities, changed the locks & will begin to clean it up tomorrow. Might have a cash buyer that wants it the way it sits.
If not, we remodel it, spending around 6K to 7K & sell for around 55K. Still not bad on a 25K house.
