I soon will be locking up a subject to Deal. I found this owner on Craigslist and he was selling the house to be assumable under a VA Loan, so I asked him a question about assuming it and he said you would have to go thru bank. Well I didn't want to go thru the bank, but I wanted to inquire if I could take over the payments and he said he would be open to it. The property is move in ready too. I will be investing in this property but I will be moving in to it because I am tired of staying in an apartment paying rent. I am in the military and really wanted to move to a house before June 2011! I will keep you guys posted if this deal goes thru!!!

on your "subject to". Make sure the seller completely understands what you are doing so he doesn't cause you problems down the road.

yea it was a default pic on my laptop. I sure hope everything goes well because I have been trying really hard to invest in real estate. I even joined the academy. I'm going to call the coaches to see what will be the right strategy. I havent met with the owner yet but he says "As long as title and paperwork are transferred, I'm open to it." This house so far looks like a steal and I will have my contractor do a estimate on repairs. I don't know if I will move in or rent it out I probably will move in it though because this 1 bedroom apt sucks.
By the way it is a 3bed 3 bath and almost 1800 sqft 2 story property.
It also has very nice views of scenery. i cant wait to go see it tommorrow!!

Rich! This is great! A subject to is a great way to buy without it being on your credit at all.
(I know, one of my deals after joining the academy was a subject to using a land trust).

i haven't locked the contract down yet. The guy contact me but I was working. I've done research on it and it looks like he owes more than what it is worth. Its assesed at 244k and he purchased it at 299k in 2009. The property value has been fluctuating give or take about 16%.
