I have found several properties for a cash "wholesale" buyer in his wanted areas and he keeps telling me that those do not fit his criteria but they do. Now I have not heard from him in about 2 weeks. Did I just get snowballed into bird dogging for nothing? If I did then how can I cut down on the "bull" going forward?
Help I am trying to get off the ground. No money to work with right now and so far no hope but NOT GIVEN UP.

Anyways, my only advice is to move on and find another investor. Forget him, he'll get back to you. It happens to me and to others who are just starting. Time will come that cash buyers will be the one calling you asking for properties to buy and your only problem when that time come is what to sell to them. Blessings to all. LA

Did you ask him what specifically what about the properties didn't fit his criteria? Maybe he isn't a serious buyer. Get more buyers, don't put all your eggs in one basket (I've learned this the hard way under different circumstances.) Find the common denominator among your buyers and find those properties. You will learn and discover along the way who your serious buyers are and who wants to work with you! Keep in touch with your buyers to learn how they may be changing, because they will change. As some grow they will have more funds to purchase properties, others will getting away from REI, etc. Listen to your gut feelings.

give you a clear answer then you got your answer. You WILL find serious buyers! If someone tells you they are buying and holding for example, check with the appraisers website to see how many properties they own. It will tell you not only the # of properties they own but also what type of properties they have recently purchased.
