I'm mainly interested in properties in northern Los Angeles county....San Fernando Valley/Burbank/Glendale/San Gabriel Valley/Foothill and surrounding areas.
3/1+ SFH/Condo/Townehouse 1,000+ sq/ft. Fixer OK. Main objective is to rehab and flip.
No REOs or SHORT SALES. I will only deal with OWNER SELLERS.
Price range depends on the area. Prefer to hover at or below 350K, but the more important thing is to see how much below FMV a deal it is. I will be buying cash and require quick closing.

Sorry things aren't flowing the way you would prefer but maybe you've got too many restrictions initially that there is nothing you can offer potential investors.
Wondering why you won't consider REO's or Shorts; those are among the most popular of types of preoperties people are looking for and why not also work with buyers???
I think you should be open to everything, which may make a difference in your success

I tried contacting you a couple of days after you sent your message under your other name, but I was unable to reply to you.
You see, I am new to the quick turnaround strategies, but I am learning so much stuff with success academy that I will be armed with all the tools to find EXCELLENT deals ANYWHERE, EVEN Southern California. I'm sorry you're not having success, but maybe you should join the academy and you could learn all the techniques yourself. I think it would be something you would really enjoy and benefit from, especially because you are very determined and motivated. In the several of months you've been asking, you could have learned how to find them on your own.
I contacted you my 2nd day on the site, and I admit, I wasn't ready to take the step, but I was willing to start looking. Very soon I will be ready with all the info to find the hidden deals you're looking for. If you would like to work with someone who is new to this, I'd be happy to work with you, PM me. However, if you are looking for someone whose already got the experience, and already knows all the ins and outs, then I completely understand and wish you the best!
Wholesaling got a little tougher now. As may know, For sale by owners are little hard to find now. Most houses will go under reo/bank owned. And following a short sale.There are still deals out there for easy bird dog fee. But its a little tougher. I recommend also looking under short sale strategies. Short sales can be a pain. But its not as hard as you think. I will keep my eyes open though.
true & Assignments & Wholesaling is Tougher He wants Assignments & Wholsaling & most properties i've checked on for him all are under REO's or BANK OWNED , & Some FSBO's will think your crazy if you ask them to do assignments just like one home owner did me & wrote me nasty e-mails so i just backed out & have decided to do BirdDogs for now for Cash Buyers .
Funny this Guy e-mailed me the Same thing Hes Posting here asking me If I could help him with Deals & after A while I havn't heard From him no E-mail respond .
& Hesposting the Exact same thing Over & Over Cause I responded to the last Forum Posting hes done .
He gives you the Impression that he needs help but then disappears & you can't contact him at least hes not repling to my e-mails I've sent him & Funny Cause someone else PM'd Me & told me The guy did them the same exact way he ask you for help & them disappears & stops Responding to you & your e-mails .
I contacted you before under SoCalrei asked specifically what you were looking for.Found a great agent in the area,We were working to find you properties for a week and a half found a few good deals and you were no where to be found!You disappeared!!I looked like a very unprofessional fool!! Now there is a great agent in LA that will never think of working with me...Thanks

I have been returning every and all messages to those that have PM or emailed me directly. I have followed though with Kanzaz88 on a few leads she had, but unfortunately there just was not enough equity in the properties.
I repeat, if there is anyone with serious leads or has anything under contract and wants to work with a Cash Buyer, please contact me. There must be a reasonable equity in order to invest, otherwise what is the point.
Your ID became blocked once you sent your first return message. It said 'This person does not accept PM'. And, clicking on your User ID, it didn't allow, me at least, to access it at all. I thought you had blocked me out because I took more than 2 days to get back to you and I was looming over that as a failure on my part.
I am glad so many others have come forth and that I wasn't the only one. Being newer, I fretted about this thinking I did something wrong. (I even put it in my journal) If you are going to jump on the newest people in the threads as I see you doing across the boards, you may want to consider that being new means we're in a learning curve and it may take some time to acquire what you're looking for for people learning the ropes.
If you're serious, PM me a LOI, and POF and I will try to get some properties under contract so I am the owner and can pass them on to you. If not you, there are several other buyers in that area. But, it won't happen overnight with REOS and short sales out of contention. Best to you,
