I was hoping to purchase my first home in a few months but in NYC things aren't as affordable as people might think. with bad credit and no money to put down on a home things are extremely hard. I saw a few homes i thought was ok for this program and was about to try it but people started talking and i got discouraged. so now im back here with the hopes that someone can give me some insite on making this happen. please help me!!

Dean has several approaches to making money in real estate. He has techniques that you can use to make money controlling real estate. You never have to spend any of your own money, or use your credit! You don't have to purchase real estate to make money. There are 2 techniques that you could use, one would be bird dogging, and the other is assignment of contract.
When you are trying to be a bird dog for an investor you will find out exactly what it is that he wants. You will have the investor sign a non-circumvent agreement with you to ensure that he doesn't take the information that you have gathered and go around you in purchasing the property. Once that you have located deals that he is interested in you will gather information for him (Subject property information, Comps, area information ect.) you will present the information to the investor. If he decides to purchase the home you will get paid a bird dog fee for the information.
When dealing with Assignment of Contract, you will be taking this to an additional level. Instead of simply supplying the information to the investor buyer, you will place the home under contract with you as the purchaser based on his investing criteria. Then you will notify the investor that you have a deal for him. He then will decide if it is a deal that he is interested in. If he is interested you then assign your position as the buyer in the contract to him for a fee.

Assigning---Is it the same as finding a property for a friend at x price and but have that house under a contract with the seller at a lower x price? Thanks
you want the seller to lower their price leaving you room to make your profit and meet your buyer's criteria so they can meet their profit margins.
