The Edge Contest

Is this the correct place to post a comment. I can't seem to find another place on the site.

EDGE program

I recently watched Dean's video with regard to the contest that he is running for a free copy of the EDGE program. When all of the announcements were made with the opportunity to purchase this program I was tempted to try the program. I, however, recently lost my job and money is hard to come by. I saw the video and the contest that Dean is running s o I thought I would throw my name into the mix. Thank you for all of your feedback on this site.

New To Real Estate Investing

I just JV'd with who I think is a very good Real Estate Agent. We are purchasing REO's at a very low cost, and flipping them to other investors. So far we have done 2, sold them to out of state investors and plan to do many more until I can buy and hold for myself. Not going to get very wealthy right away but making a nice income for now...


need HELP...

Ive been in the success academy for over 2 months and honestly, i dont see any resutls yet... i have a full time job, but i have to much debt. that i can't make the monthly payment for that... also i waas going to get the GAIN THE EDGE, but my debit card has no money... i'm very sad.. I do not Know what to do. Ive been looking websites, talk to people about it, making phone calls, but nothing seems right... PLEASE PLEASE I NEED GOOD ADVICE. Im seeing to many obstacles.. Finding tenants before the your mortage payment???

Hello everyone,
I have been looking for my first buy fix and rent investment property since the beginning of 2009 when i first started reading deans books. Since than I have become very confident in figuring out my carrying costs. And even though the numbers work. I am EXTREMELY SCARED i wont be able to find good tenants to pay the mortgage. The area im focusing on (rockaway ny)doesnt have the best rep and used to be a very bad neighborhood. Although pro developers have flooded the area with condos starting in the 400's. I am still scared to take that next step and risk going into foreclosure myself because i cant find a good tenant. Does anyone have any advice?

Prime Commercial Land/HELP?

Hello, My partner and I do short sales,but one of our agents we work with owns free and clear prime commercial land. She is selling it for pennies on the dollar. The land is worth 600,000.00 and she just wants to sell and move. The property is not listed for sale so no one knows about it but us.
My question is how do I structure the deal so that I can make some money on it also? Do I put it under contract with the seller? I would like to turn the property quickly. The land is in a business district with several businesses around it. Price chopper, Walgreens, CVS etc...
Any help would be greatly appreciated.

Electronic Classified Ads vs Phyical Newspaper Ads

I have been running into issues with finding deals using the web. I currently live in San Jose, CA. The San Jose Mercury Newspaper like most do offer electronic versions of their paper.

Your book gives great examples of looking in the newspaper but I am not finding these in the same manner that the paper may print in paper. For example the web server at the newspaer would use a service rather than print a info in the same way that they may advertise in the paper.

So I am wondering if anyone is running into the same issue as I am.

Kind of frustrating.

My Age Concern

Hi, I just need an answear to this question i have, I am 17 years old and I am very interested in real estate so I asked my aunt if she could buy me this book. I have read it and I understand it perfectly, So my question is sense I am only 17 years old, Do I have to wait until I turn 18 to start actually being able to get into Real Estae ?


finding out who owns

its a number of ways to find out the owner of a property with no signage, you can get the address and go to your county courthouse and find it out.thats the best way so stick to that.

I have read Dean's Book and I understand it very well, now the question i was hoping to get answeared is, sense I am only 17 years old, Do I have to wait until I am 18 to actually get into real estate?

Hi Rob,
I just finished watching The Edge home study DVDs.

You have to have an idea how you want to invest. With no money you should look into Bird-dogging. You will need to build a buyers list. Go back to the book and read this section over again.

You may want to focus on assignments of contracts. But again, you will need a buyers list.

According to Matt Larsen when you find a really good deal the money will come.

Start building your team. Find a realtor that will work with you. Let the realtor look for deals while you are building your buyers list. Put ads on Craigslist looking for investors.

Do we need seperate business cards for say probate , foreclosure properties or can we list that under one card.
Do we need seperate 800# for the foreclose finder and the probate finder threw the coa company, and if so would it cost us double the amount.

Investment Property Short Sell

Hey Guys,

Just joined the DG family. My question is as follows.....

I purchased my first property in 2006 as a flip, at the height of the real estate bubble. The property lost about half its value within the first year.

I have an ARM & balloon that will adjust in 2011. Right now, I have a renter, but also have negative cash flow of $1K/month. Not sure whether I should keep the property and eat the ARM payment increase & hope the market gets better at some point in the future or go for a short sell or foreclosure to cut my losses. If I do a short sell, would I owe the balance of the loan, or would the lender write off the difference on the books.....

Any advice or suggestions appreciated…..
