Where to start

Hi, I need to get started, I have read the books and I need to know how to get started. What should be my first step?

Hi Everyone:

I am just getting started. I ordered Dean's book back in January and finally over the past month have I started digging in deep and made a choice to seek financial freedom. There is so much to learn and I have been reading a lot of material and taking lots of notes and am feeling overwhelmed by all the information there is to know. I am looking to do this with my husband (he would eventually like to give up his FT day job and do this FT with me). I do have a question - I have an appointment with a Realtor to view a 3 unit (all 3 are currently occupied). It has been on the market for 5 months and was told it does need a lot of work - financing may be limited to cash only or 203K - rehab. It has foundation issues - partial basement which was being dug out and never finished - sagging floors. It is an old building (early 1900's) and is in a decent neighborhood (it is the worst building on the street). I feel just riding by it that it could be a real nice building someday. I was told the owner is anxious. I am viewing this with my husband and a friend of his who is in the construction business. What should I be asking the Realtor going into this as far as building structure, tenants, leases, financing, original owners etc.. I know the basics but still do not want to be blind sided. If anyone could give advice on appropriate questions to ask I would appreciate it.

Indiana friendly forms

Hey Everyone:

I'm having trouble trying to find a good re attorney to review the forms from dg.com/allforms. Can anyone tell me if the forms are ok "as is" or do they need to be tweeked for Indiana? If they do need some modification, has anyone already done that? I'd be happy to pay you for a copy instead of trying to reinvent the wheel again (and waiting longer to get started).

Getting into Real Estate, knowledge base

Hello! I'm new and thinking about getting my real estate license. I just started taking classes. I have had LOTS of people tell me that I'd be a natural because of my personality and my Customer Service background. This is my concern: To be honest I am great at sales BUT I have never been very good in Math. Quite frankly I don't like math ( maybe that is because I don't feel confident doing it) When I told someone that I really wanted to get into real estate and be the kind of realtor that I wish I would of had on several occasions but I have hesitated all these years because I felt that the "Math" would be an issue for me. They told me that alot of it is done for you by loan companies or title companies and such. IS THAT TRUE???? please be honest with me regarding how much of the job itself is sitting down and doing calculations. Thank you!!!!

Getting started

I read the book "make money in real estate NOW" three times and of course I have some questions but I figured that I would learn and since the assignments are practicly risk free I would try it instead of becoming a student at the academy. Yesterday I called someone who helps people get started with the academy and was a little disappointed when she said NO dont just jump in join and we will help you. I know it is obvious that as a student I would have an easier time but I just dont have much money to start and get coaching.If I do I am all of a sudden in a risk factor.

Realtor and Title Company in Phoenix area

I live in Scottsdale Arizona. I am getting ready to put my first IEE deal together. I have two professional web sites I am going to use, one for buyers and one for sellers. I am using the techniques from Dean's new book to design them. I am lucky I have a friend who is a web site developer.

The only problem I am having is finding a Realtor and Title Company to work with that is familiar with the IEE deal. Most Realtor s are telling me they are no longer allowed to do assignment deals, and that Title Companies will not work with them anymore because of pressure from Lenders.

Is there any Realtor s or Title Company's in the Phoenix area that you can reffer me to that can help me complete the IEE deal.

can't find house

Hi guys, it's been awhile for me. Been so busy with working and jobs trying to get extra cash to pay for sons testing. Drove around some towns to look at houses, wrote address down to go check out in court house. Everytime I do this the house I'm looking for does not show up in records. Am I doing something wrong. I want to find out what is owed on house and if it is in foreclosure or not. No one there will help me they are not allowed to. Does anyone know how to look up house once you have address to see if it is a good deal or not. Much help Thanks

However, when I went to the site, there are Terms and Conditions Agreement that say that it is a free trial period and then there will be a charge. I need to know if it is really for free with no costs or if i will have a trial period only for free.

Re-Assignment Contract Document Help?

Hello to all, I would like to get step by step instructions on how to properly complete the re-assignment document?

I purchased Dean's first book several months ago, and I’m just getting up enough nerve to move forward. Curious about large price drops

Hi Everyone,

I saw a house on Zillow near me that is listed for $224,000. According to the records, it was just purchased in June of '09 for $463,500. This is currently also the Zestimate with a Zillow price range showing of $394K - $515K.

It is described as a great investment opportunity and as needing a new roof and several other repairs. The listing also states that the pool and spa are "not working".

I'm going to take a look at it this weekend, but in the meantime I wanted to find out what everyone thinks. How could the value have plunged $240,000? I'm thinking perhaps it's been gutted, but even then, a price drop almost equal to the asking price?

Also, I am just starting and my head is full of facts and ideas and I can't always recall where I saw something when I need to refer back. I know somewhere Dean told us where we can go to find out what the owner currently owes on the house. Just don't know where I saw it. Can anyone please steer me in the right direction?

Real Estate In LA

If i want to start my real estate journey near Los Angeles or even in LA, what areas do anyone recommend for marketing and buying, since parts of LA face high crime rates and areas around have high property value, Im trying to find resonable areas?


no money down- "assign" not appealing to us

We were ready to make our first deal with some money we had in a HELOC account. We just found out a couple of weeks ago that the remainder of our available credit in the HELOC has been "frozen" due to lowering home costs, leaving us with no money to invest. We are not really drawn to the "assigning" idea, but just wanted to buy some distressed properties to re-hab and rent out. Does anyone have any suggestions for us ? All of the bank owned properties are requiring 20% down and now we just do not have it. Our credit is in GREAT shape.

Your most reliable source for finding out what is owned against a property is your county recorders office. You should have the address and/or the legal discription and the owner's name. A loan that is not recorded is usually unemforciable that is why a lender will place a "lien" against the property.

Controlling real estate

You may try a lease with the option to purchase and than do a sandwich lease with an option with a third party. If you take this approach, be sure that your lease with the "seller" allows you to sub-lease to another party and that your lease term is greater than the lease you have with the third party.

How to approach

just renting and beside me is a property wc i noticed is just being visited by the owner only once a week.Ive heard that he inherited it and i did a little research and found it is a infact w/o mortgage whatsoever.I am planning to approach him.Is it the rigth thing to do by asking him :if renting the house would be possible and then offering him a rent to own scheme?? i dont know the guy..we just say hi and hello...
