I recently finished reading the book and ran into a situation today where a co-worker is looking to purchase a condo for 73,000. She has really good credit but is having a problem getting a loan. She currently has a Real estate agent. The property is currently bank owned..I feel I can help her by way of a Broker but don't know what the first step should be?? PLEASE HELP!

I'm new also, but from what I've read here - the best is LLC (Limited Liability Co). I plan on setting that up, but as it's not free - I will have to wait till I get some transactions done. I know there are suggestions on here, as to where to go to get the LLC set up. Go to the search box, and type LLC. i was wondering if there was anyone on here that was in louisiana. i just recieved deans books and i will start to read them tommorow. i have been looking around on this site and things look promising but my head is still telling me it might not work for me. could someone help me....i have really no money to put down "my bills or eating that up" lol. i do have a job but my credit isnt so good, and i am currently renting. i just need some advice on what the best way to get started with only 300 to 500 a month to spare????? please help. i will read the book but j/w if any one has any suggestions and advice????

I loved Dean's book. I was laid off 3 months ago and am running out of money. I'm 61 years old and unemployed. I have enough money to pay my rent in this trailor for one more month and then I will be homeless unless I figure out what to do in order to generate some income. My family in Georgia rejected me
because I am broke and went to prison years ago when I was young. My sister and her husband own millions in real estate yet they managed to weasel a few acres of land out of my biological father before he died. He told me that that land would be mine someday because I was the only one of us kids to have anything to do with him. My sister and brother never had anything do do with him and called him a drunk. and her husband (millionairres) concocted a scheme to get whatever he had left
before he died. They told him that I was a drug addict and a hippy ( a lie) and convinced him that I wasn't worthy. My dream is very modest. I am seeking the Lord in my life and all I want is an acre of land in the country with a mobile home on it and a garden. I don't have to be rich but I would be willing to devote the rest of my life toward helping others to reach their goals and avoid all the heartaches, pitfalls and rejection that I've endured. I'm not asking for a handout or to be spoonfed. I just need some help getting started. I took up art in 81 and have a website yessy.com/cwcookart but no traffic. I am not a loser and I will prove it.
Love to talk to somebody in las vegas that could help me. I have a good motivated realtor family friend and 2 homes that r going to foreclosure. I'm running out of time and i ned some tips. Yes, i've have read the book but i guess i'm a little scare. I'm living in one home i'm paying rent but the owners r letting it go and r collecting the rent money??? I have been watching alot of the testimonials and they are really motivating me to get out there and get started. I just watched the fast start video clip and printed out the fast start form to get me started and more orgainized with the obstcles, opportunities, strengths, and action steps i need to take. I really want to do this! I don't have any experience in real estate, i'm a single mother, i have an associate of science, i work as a mcdonald's manager, and i live in a duplex (renting).
If anybody out there has ANY SUGGESTIONS/HINTS/WORDS OF WISDOM let me know, i would really appreciate the help!

I've already listened to the "Profit..." book and really could relate to what he was saying. Now we're ready to get started... Wish us luck!
Question: What supplies, materials, or office equipment do I need to get started? For example: voice mail, fax machine, busines cards (which I have) filing cabinet, cell phone, did I leave anything out? If so what is it? hi anita, i am just starting with investing in real estate. I have contacted a real estate agent i asked her if she knew of any investors in my area that offered referral fees and she responded with "why would an investor pay me a referral fee outside an agency". would it be better to find an investor on craigs list?

Dean's books have motivated me to actually get moving on real estate investing, and I seem to be at my first obstacle..
I have found a bank owned property I would like to buy and resell after doing some cosmetic improvements and cleaning. My wife and I have experience doing renovations and have inspected the property and feel we could turn the property around in about 2 weeks from purchase. I could easily pay the entire mortgage and taxes on the investment property in addition to my own mortgage, but I do not have any cash for a downpayment. I cannot seem to figure out how I can get 100% financing, I keep being told it can't be done. The property I wish to purchase is listed by the bank at $75,000, I feel I could get it for around $68,000 and it will appraise very close to $100,000. I know I can make money by either flipping or even renting the property (similar properties rent for around $900/month), but unless I figure out how to come up with 20% down, I can't seem to get financing from anyone. Any suggestions would be appreciated....

I look at craigslist and almost every posting in Los Angeles has an automated
recording with an extension. I was looking for an apartment for my mother before
I learned about this system and every recorded message or I ran across I instantly
deemed a scam and just hung up. Are people in the Los Angeles area really getting
calls from this type of advertisement?
Lastly, I am a college student with loans up the you know what. I own my home
because it was passed down to my husband and I, I'm trying to modify my loan to
make it more affordable and fixed, and I have three young children. I can't afford
the educational proportion of this system and my credit is in the high 500's.
Can this system really work for me? I'd be willing to sign an agreement giving
exchanging the proceeds of my first of deals for a coach to walking me through
and making it work. I believe this is the only way to get my husband on board
although truthfully I'm doing it with or without him.

First , welcome to the dg family.
I would start out with bird dogging. It is the easiest way to get your feet wet with no risk,money or credit needed. What you can do is build a buyers list by advertising on CL and other sites for investors. when you gat a reply tell them you come across great deals and are willing to give them the leads for a fee. Then ask what kind of houses they are interested in and what area's and go find great deals.

I've recently posted ads online and have gotten some good response. I have a question? A agent has contacted a FSBO, they sent me the terms but I do not have the property information; although I have just requested it.
Here is what they gave to me from the FSBO.
750K will finance
1.2M appraised (in up mkt)
4-units 2br/2ba
1400sq ft.
rents for 1500-2400 per month
50K down
5% 2yr. balloon pymt
rents currently at 6K per month.
The information is vague since I have not spoken to the FSBO, the agent responded to my ad with this information. I requested the property information so that I can do the analysis, myself. I am unaware if the agent will give this information but wish me luck. Do you have any suggestions of how to approach getting the information, their affiliation with the seller, and more importantly I explained to them the importance of knowing the nature of why the FSBO is needing to get rid of the property.
