Hi. It's Tina and I, looking for the post of the 6? page rental agreement that has been on the site I think twice now. Thought I pulled it and saved it, but can't find it in any of my stuff, or anywhere on the site either. Anyone have a copy they can post, or would whoever wrote it post it again. I can't believe it's not still here somewhere. HELP!!

I have good news!

I am going to get my first shot as a property manager! The home is in an excellent neighborhood (one I used to live in) and I should not have any trouble finding renters for it. I have a good idea of what it can rent for, and I have a team of handymen in place that will be able to fix things that I cannot. (Roofer, Plumber, HVAC guy, Yard Guy, General Handyman) The Roofer, Plumber, HVAC guy, and Landscape crew have all done work for my family before with excellent results.

I was recently searching the IRS website looking for ways to reduce my tax burdens I ran across the section of the irs website that discusses the Recovery Act. I decided to submit it here, because I did not know if many of you were aware of these tax deductions. you can find the REcovery Act at www.irs.gov/recovery.

deal or no deal?

I am new to investing and recently found a 5 BR 3 bath house (2,600 sq ft) in a decent neighborhood listed for $165,000. I havent had the chance to look at it in person yet but asuming everything checks out alright, could this be a potentially good deal? im not sure if 5 BR would be too many to attract renters and that would be my biggest concern...

Long Distance Investing

Hello everyone!

A cash flow property fell into my lap yesterday. The numbers look great but I'm in California and this property is in Lackawanna, New York 30 miles away from Niagra Falls.

I'm looking for input on long distance investing. It looks like it will cash flow for aroung $500 a month!

Question on Zoning

How does one find how a property is zoned. Am looking at a duples with 8/2, but heard through the grapvine that it is only "zoned" for 3 renters. Where do I find that info? The Prop Tax info from the county says it's a "residential two unit" non-homestead but doesn't say how it's zoned. Thanks in advance for your help

Help on Rental Property

Im in Montgomery, AL and a duplex is for sale at 75k and he is offering seller will hold the note and possible no down payment. Tenants are already in both units and the agent says he has other properties to sell also. This sounds very good but I dont know what I should be doing on my end.....Help
