Contuing showing rental unit until you get signed lease and deposit

I found that sometimes you have several showings on a rental unit and a prospective tenant on Monday stated I want it, but I can not sign the lease until Friday because that is when I get paid. If this is the case, make sure you continue to show the unit and take contact information for interested other prospective tenants. Sometimes a prospective tenant will find a place and they delay sigining the lease.

Adding Value to a Rental Property

Sometimes you can add value to a rental property. Maybe it is converting a dining room into a bedroom, or making a recreation room in the attic or basement? Anytime you have a rental property always consider how to add some value to the property. A good improvement may add value to the overall value and to a monthly rent. Just be sure to verify codes in your local areas.

Rental Property - Prospective Tenant..."Let me take a ride by and then I will call you back"

So often you may hear from a prospective tenant "Let me take a ride by and then I will call you back". Our take away from this is people really want curb appeal and a nice block to live. Thus, be sure the property looks neat and appealing from the curbside. Are the schrubs trimmed with lava rock all around, is the grass trimmed, are there toys laying all over the yard.

I hope everyone is having a great weekend and finding some great deals! I had an idea and thought I would throw it out for comments and input from other DG members.

Buying fixer rentals

I'm trying to get a handful of properties here in California while they are att a great price so i can rent them out and sell them at a later date. Price range I'm looking for is between 100k - 150k. But unfortunatly theres no trust in the financial side anymore and I'm being told you have to have 25% down to buy an investment property no matter what and i just cant afford that. I have excellent credit (788) and was wondering if you guys knew anyway around this where i can get a couple properties at 5 - 10% down or maybe get a loan for the whole thing from a private lender.
