Wow, how do you do it? You must have a twin brother because you are the most creative, resourceful and energetic person that I have ever seen.

Anyway, I am presently more interested in buying property as low as possible and holding for rentals at this time.

I like all 3 REI options, preferably option
3) Rehab Cash Flow holding, 2) Rehab Flipping and 1) Wholesaling, option 3 being my 1st choice due to the market conditions. I have seen unbelievable deals flying by me all year long, the lowest I have ever seen in the Midwest area in the past 20 years.

I have 3 fixer uppers, I am paying higher insurance and loan rates due to a high debt ratio and having multiple properties. I CAN NOT find reasonable, reliable, good quality rehabbers to do the rehabs so I can rent the homes out and begin adding more homes to my portfolio. One home I am stuck in until next spring since I signed a 1 year owner occupant form.

The bank and insurance companies said I could get a lower Interest rate and insurance if the properties were rented. I spend most of my time trying to keep up with grass cutting And no time to do other necessary rehab items versus Paying someone to do them. There are still a lot of other Rehab items I would have to pay someone to do since I do Not have the knowledge, time or patient. I work a normal job 40 hours A week.

Having more bills than income, makes me prefer wholesaling.

I do not like what that does to lower a town's property values, but understand that doing so is providing homes for those who need help to own and sell and also keeps a property paying some taxes.

I am responding late, because I my old computer cannot handle Video blogs and Webinars without becoming frozen. Thankfully I have a friend who lets me use their computer when her family is not, But that does not let me view things timely, and I hate preempting Dora the Explorer.

I'd like to buy, rehab, and hold. Rent for 3 yrs and help the renter build their credit so they can buy it from me when they're able, OR owner finance if they can't get the credit, after proving their credit worthiness with at least 2-3 yrs good rent history.

I would like to wholesale for a year & learn how to begin flipping. After I get that down maybe look at buying to fix up. My 1st home I buy would be for myself. (no more renting) My 2nd home would be in a small town where homeless people could sleep,shower,& work at getting a new beginning for themselves.

Okay, okay, I'll answer.

Mary absolutely loves the old fashion sweat equity approach of the homestead flip. I think she considers it an art form. Me, I tried to find the time for wholesaling but have settled in on buy and hold. We are currently flipping one(2 if you count our homestead) and holding three.

Basically interested in all 3 paths - whichever is best for any particular property. To pick one I would say Wholesale for quick cash.
