I would love to have Deans ipad with his info and contacts, but we are interested in buying very low, the needle in the haystack kind of deal. Buying and holding to rent or selling for a great profit. We did finally buy our first house after looking over a year, and making many many offers, we bought an R-2 with almost 2000 sq. ft. house that was filthy, so we bought it we are moved in still painting, but we pid $95,000 FHA put in new windows, carpet, new door, new paint, new fence,re-did all the cabinets and bathrooms, the house last sold for $300,000 4 years ago. So we think we did good

Currently I would say wholesaling would be my first choice. Although, I would really like to have the cash to buy and hold, and cash out later. This excites me!

At first I would like to go in the wholesale direction for building cash flow. Then I can get crews together then rehab 2 to 3 deals at a time I hope. I would then like to look at apartments maybe!!!

I would be interested more in finding and buying way below the market, fixing it up and selling it an end user.

This will allow for funding of more investments to hold, rent, and later sell for a profit.

Wholesaling, Fix and Flip, Buy and Hold are all great techniques towards financial success. What about how to Maintain that Success? Or how to correct someones financial statement towards Financial Success?

Credit Repair is one thing offered to get started but it needs to continue past that. Real Estate Offers a ton of Deductions when it comes to Tax time but how many on here know that those deductions reduce your taxable income thus increasing your Debt:Income Ratio.

So I ask for more on Financial Education tied to all subjects of Real Estate Investing.

Been following you for a couple of years now and you never cease to amaze. I made a few attempts at wholesaling, but none panned out. No matter, I'll just keep offering! It's doesn't get any easier though, since losing my job almost a year ago and being forced to declare a banckruptcy. I still owe you for the intial instruction course, but I didn't list you as a creditor because I intend to pay it off. Truthfully, though, I haven't had much success with it.

Anyway, I still believe in your strategies and I think wholesaling is the path for me right now.

Hi Dean,

Right now, wholesaling is a necessity in order to build up the cash resources to take the next step, which for me is buy and hold. The market is still extremely soft here and unemployment high, so there are far more people looking to rent than buy at this time. Once I'm able to take that step to buy and hold I want to buy as many properties as possible and hold them until the market recovers (though I plan on always having some rental properties).
