At this point in time buying low and holding makes the most sense to me. I'm always looking for ways to supplement my retirement.

Right now i haven't started any of these because of money and family restraints kinda just on the sidelines watching but i'm interested in wholesale and rental property hopefully in the near future.

want to learn tax deed sales

If I had to choose one, I prefer to buy and hold for passive income. I can't see buying low and selling retail being too realistic right now, but what do I know. I still prefer to buy and hold if I can get private money or lending.

I don't have cash at hand, but have a dream of establishing myself here, so I can do real estate in Israel working with a contact there who is a top real estate attorney,and graduate of Oxford. Then I could spend more time in Israel, and visit back and forth!

Completely interested in low, fixing up a place and selling it for more profit.

Is the way for me to take at this time.

For the MOMENT I am most interested in Wholesale, however I fully intend to further my new found career into rental and rehab once we are a little more stable. (just had a baby and we also have a 3yr old we would like to provide a little better for! Currently living in a small 2 bedroom - we would like to keep as a rental - and move into at least a 3 bedroom first!!) :0)

Assignments, Flips or Rental Income. All tough choices.

You can squeak out a living on assignments if you like making a lot of deals for short cash.

Remodeling and flipping takes timing, management and money.

I would have to say rental income would be the best bet in this market but the property management can be a pain in the ass. Also you'd better be able to float tenant vacancies.

The bottom of this market hasn't been seen yet. Foreclosures and mortgage modifications are still a mess and then of course their is the robo signing problem.

It's all very risky but if you have the money to invest you can position yourself for the future (10 to 15) years from now. If you have the skills and the means I think you would clean up in this market.

I'd like to master the art of "wholesaling" as the first step.....to learn about buying and selling trends, as well as characteristics of different areas and neighborhoods.

Definitely wholesaling/bird dogging at this point. Don't have the money to start the process of buying and rehabing and, honestly too scared to start buying and renting for cash flow, although I know this is really where I need to be. Thanks for all the great information and sincerity.

I am newbie, have not done a deal yet, but desperately need to already. Would love to be buying and creating rentals with minimum facelift, which I could do myself, I love to hammer nails, its therapeutic. I'm 50 plus years old and never owned a piece of real estate. Although I could rehab, a blessing in disguise, always had to help my dad with the handyman specials we lived in while under construction: done it all.
Read your books, I understand my best bet would be to wholesale, flipping contracts, this would bring me immediate cash. I have no idea what I am doing but currently going after Probate deals since I probably lack negotiation skills. Love to learn, and greatly appreciate your informational blog each week.
