What I've done that works well is twofold:
- I ask my realtor first
- then I look at my offers and what Title Companies the seller is using
- call each one and ask them if they do creative closings, play it cool (don't use the terms assignment or double closing at first)...
- let them know you aggressively place offers, all in your LLC, but depending on the deal it will end up in one or another of LLCs, so how do they most often handle investor closings? do they see adding a buyer, or possibly substituting a buyer via addendum, or???
Let them say assignment or double closing. If they say, "that's illegal, we only close in the name on the contract, period. Then say thank you and move on.
If they respond with experience, ask if they have an Attorney in the office, or one right next door.
