I was curious how your plans worked out. I too have about the same amount of cash and want to buy, fix and rent. I talked to an accountant, and we set up an LLC, and put the money in a self directed ira. I can borrow that money as long as it's for investments. Then, since it's my LLC, I can set up how long and at what interest I want to pay myself back at.
I don't know if this helps. Maybe you thought of something else. I would love to hear about it.
