Hi, I am a single mom of 4 and I am very excited about the potential in real estate. I am eager to get out there and get my very first deal going because this is my only source of income now. I have been doing a lot of research in my area and have gone and looked at several homes for sale. I am having trouble getting financing and I don't understand how the "no money" down works. I really need to make this career choice a success so that I can give my kids the life they deserve.

I just bought deans book, profit from real estate right now and I am so very eager to start my first deal. I am having problems coming up with any kind of down payment and also having trouble getting financed. I am looking for someone who is willing to help me by either financing me and letting me pay them back on sale of the property of someone who is willing to be my partner so both of us profit from the sale so I can get my feet wet. I would also appreciate any beginners advice any one has to offer.
