Does anyone know of a free program to keep track of costs? I thought I'd ask before driving myself crazy trying to conjur one up using excel.

Make paneling look like wallboard!!!

I am always looking for great ways to reduce my rehab expenses, so I recently came across a great way to make paneling look like wallboard and decided to share it with everyone.

Probably the biggest deterant to having paneling is that it has obvious grooves and is characteristically dark. Oh and it is associated with the 70's!!! If you cannot afford to tear out the paneling and replace it with wallboard, you can actually fill in the panelling grooves with wallboard muck, primer, and paint.

Evaluating a Mobile Home for Repairs

Mobile homes are quit a bit different animals. There are a few main things to look at to determine the degree of repairs needed for the mobile home.

The roof of the mobile home is one of the most expensive repairs on a mobile home. If you see water spots in the ceiling, you will want to check them for dampness. I even ask the seller to tell me about the spot. Many times they will tell me the cause and what they did to fix it.

I know that I'll be stepping on toes. This is what I dislike about buying properties from investors: "Applying loads of caulk to hide issues, paint (spray and then overspray without cleaning) and then flip the property with an "as is" clause."

When doing rehabs start in the following order:
ROOF. check the roof and make sure that there are no leaks. Fix it! Not just patch it. Your property value will definitely increase.

FOUNDATION. Check for cracks, subsidence etc. Have a professional do the work.

LANDSCAPING. Get this done so that the curb appeal is taken care.

Cockroaches - Getting rid of them!!!

There are many ways people try to resolve cockroach infestation problems, some are more successful than others. In many cases, the whole building will have to be treated to completely remove these pests. There are many health risks for the tenants who have these pests to deal with as well as the chemicals used to treat the infestation. You will have to be careful how you handle these issues.

Radon

Radon typically moves up from the ground into a home through drains, cracks or other holes in the foundation. Radon then can be trapped inside the home.

Dealing with and Removing Meth fom a Property

I have volunteered in a substance abuse clinic for well over 3 years now. During this time I have seen an increase in the use of meth. The sad thing is that I work at a clinic located in the suburbs. the fact is that meth labs are no longer restricted to the rural areas of America but have now infiltrated suburbia. Worse, most people operating these suburban meth labs are renters.

Hi Everyone,

I am trying to figure out how to structure a relationship with a journeyman carpenter. This is a very special carpenter, he is my son, Steve. He can do most anything with a house or land. He is wanting to start working with us. I am not worried about anything except finacially. How can we structure it so that we all make smoney. I really do not know where to start? Please send me ideas..

Mold

I'd like to discuss mold. I've been looking throught the MLS and I've noticed a few properties with some mold. I this a hard thing to get rid of? I sit exspensive? How is it done? Is their a contractor in the MD area that is willing to deal with this?

Can someone get back to me about this issue. I'd like to make offers if it's not a big deal.
