Property Rehab: Fixer-Upper and Construction Talk

Does anyone have a detailed, easy to read, property inspection form I could copy? I have googled "property inspection forms" but can't find one I like. I would type one out for myself but it would take me forever. Or, if anyone knows where I can get one. I don't like the one on this site for lack of detail.

I have a piece of property I was considering buying for a rehab.I have no credit,no job but have access to funds to purchase the home all cash.
My question is could I refiniance the home with no credit and no job after I make the repairs to bring the property value up?

I called a friend and asked if he would be interested in being a third person partner [funding] for a rehab flip. He informed me real estate investing now is only for people who have money [rich] not the middle class.
I was hoping someone could comment on this.

My first potential "fix-n-flip" property took a different turn. Could use some advice from investor/rehab experts-has anyone put in a bid on a Demolition/tear down? The construction specialist guy that showed up-he and his partner were much more knowledgeable than me-said the property is not salvalgeable. It needs to be demolished to the foundation; and a new house would have to be built. It was a 2BD 1Ba 650sq ft "house"(termed loosely) with working avail elect and plumbing. Even had leaking gas. Price wanted via agent $47500; Comps at deans website showed around $70K -$100k depending on which website I use (zillow; eappraisal;etc.). My investor partner mentioned "offer of 20K" to demo it--has anyone done one of these?

Does anyone have an excel property tracker? Something that allows the user to have the property address in one column, price in another, sq ft in another etc. I know how to use excel but its more like a battle royal than a useful tool for me. Anything would be appreciated and I will modify as needed. Thanks in advance. Bucksrookie
