I fell short of my goal.

2014 was the best year of my life financially. But I had a goal of making 100K I didn't quite get there, but got closer than I ever thought I would.
Maybe that's my problem, I never really believed I could do it.
But, I have started 2015 with 7 deals in escrow that will pay over 40 Grand.
So, for this year I have set my goal at Triple what I made in 2014. And this time I truly believe I can do it.
I sometimes get down on myself for not being farther along. Then I reflect on where I was just 2 short years ago. The difference is amazing, all because I was up late one night watching TV and worried about how I was going to support my family and on comes this nerdy guy named Dean Graziosi with a message about making it in Real Estate, and I actually believed I could do it.

Has anybody used Skip Tracers?

I send my vacant house addresses to my Title Company and they send me a Title report on each address. some of the owners mailing addresses are listed as the same as the vacant boarded up junker. Of course I mail to that address but a good percentage comes back as undeliverable.
At that point I give up and move on. I cant help but think of all the money I'm losing by not going further and hiring a skip tracer.
Has anybody used these companies? Do they work? can you share their name and contact info? Oh yea and the price. I found one that charges 68-$75 buks pr name. I suppose that wudnt be nothing if you consider the potential profits to be gained.

I had some bad experiences with Realtors B4 screwing up some of my deals. They often had some good fixer properties but they wanted outrageous prices for them.

This year 2014 has been incredible for me, I have sold all my wholesale deals to Realtors. Most of the time they dont even try to negotiate a lower price. But I still cudnt buy thru them, the 20 page contract and the earnest deposit and all the crap, plus the prices wer still too high.

Well, I got a call from a realtor a few days ago, he said he had a 4/1 1400 SF 2 story house in a small town called Corcoran an hr away. this house sits on over a 1/4 acre and the outside looks really decent.
The asking price was $59,900, heck the ARV is 130K
Why hasnt anybody else seen this?

Always Make an OFFER

I read an article or post somewhere awhile back, and that author suggested you shud always make an offer even if the seller doesn't seem motivated and unwilling to budge on price.
I wud usually hang up on the unmotivated seller ASAP and the deal wud soon be a distant memory.
However I'm not one to discount good advice and now I have made it a priority to give every unmotivated seller an offer, even ridiculous rude and lowball offers if he asks for it or not. Of course I like to do this with a letter or postcard so as not to subject myself to an angry homeowners verbal bashing.

Sister and brother Dispute delays Closing

I used to get depressed around the holidays, but I'm too busy now making the frikin money.

Check out the photo of my happy bird. (To bad we can't display photos on this forum) dog/partner,Jerry, on a Reedley deal. I told Jerry to give me a smile when I snapped the photo So, Would You call that a smile?.

We just closed on a nice deal for $8,000 frikn dollars, that's $4,000 buckaroos each. The sellers had a dispute on how to divide the proceeds which delayed the deal for a few months. Our Title girl acted as mediator, she deserves a bonus this xmas.

This is the 3rd deal I've closed on this month, One with Rich for $2,500 each, and one I found on my own for $4,000 and this one for $4,000, along with the $300 I got in rent cash flow that's $10,800 this month.

He's Making Billboards

What's Up DG'rs? I've been building some mini billboards with plywood, 2/4's, bright yellow background an black paint lettering with huge 8" letters. The signs are 32" by 48" and stand about 5' tall.

I've been putting them up around town in empty corner high traffic lots. I've put out 6 so far. And So far I've had 2 calls to remove them.

I went over and got one, and then put it in a new location, afterwards I thought, I shud of asked to rent that spot.

The second caller had left a message to remove my sign, I called him back and offered to rent the lot. He actually said yes he cud do that.

He tells me he wud do it for $40 a month. I told him wow, that's a bit steep, How bout 20 buks and I'll give you a year in advance.

What's up DG Forum? I shud probably be horse whipped for shamelessly bragging about the deals I've done this year.

I can't help it. I'm in Shock... I Been doing this less than 3 years now and got about 30 deals completed. I count it as 2 yrs though cuz I spent an entire year on a tropical island with my family paid for from profits on my first few deals.

I just got a house on contract for 30K and I got it sold for 48K Its a junky boarded up sh__ hole in Hanford Ca. The after repair value is about 96K it's a 3/1 1300 SF Spanish Style house. It's been trashed by former tenants and appliances stolen by transients and used by druggies, the house was actually raided by the DEA. The seller is an older lady and just wants to get rid of it and 30K is wat she asked for.

Need some clarity on comps to make my offer!

I came across a nice deal in a nice area of my town and a motivated seller who has a property that is in probate. The property with no mortgage, was left to the seller by a relative, now deceased. The property based on my numbers from solds in the last 6 months is valued over $200k ($234,432). Now, can I go in and make an offer on this property while it is in probate? Based on Matt's offer formula the spread is great based on the asking price. The numbers I used for comps based on the latest solds were as follows:
