Hey haven't posted a topic for a bit but have been posting on others comments but just quick update. I am still alive and well in san diego!

had surgery on my face it kinda sucked it was for a small tumor but al well, went to the edge & now have 2 in escrow one from a bandit sign in san diego & another in ontario from another wholesaler a buddy of mine. Excited & feeling well.

Went to the Edge & it was off the chain!!!!! If you haven't gone you have to as simple as that, and Frank if you are reading this I love you man & thanks for helping me out at the Edge by getting around & with my food & beverage because of having low vision

OMG it has been too long checking in, last deal was 12/30/16 made $3,800 from a bandit sign, didn't want anyone to think I have gone missing Smiling all is good trying to get another deal, things been up and down.

Had 20 bandit signs put out last week-1 call from them(here in san diego God's country) another 20 signs put out 3 wks before that. making offers on the mls too but mostly off market concentrating, also started making offers in kc again should have never left that area.

going to the edge excited about that, excercising, eating better less sugar & really focusing on geting another deal before the edge, just fyi. hello everyone

My 21 Year old daughter set to close deal #5!!

My youngest daughter did her first wholesale deal right before her 21st birthday. Back in September. We are now closing on #5!! So she has averaged 1 a month since starting.

She is an example of getting the basics down and then taking action. She is putting together offers on 4 more today. She got herself an agent 5 months ago, got the 90 day cash solds list and has searches coming to her daily. She goes to the local REI meetings, MAKES OFFERS, goes to collage and works a part time job.

She was studying to be a radiologist but has changed her major to Business and Marketing. Dads wallet is happy about that!Smiling She plans on using her studies to improve and grow her REI business.

3 Deals in one week! Deal #20, #21, #22

Hello everyone!
Yes that post title is correct! I actually closed 3 deals this week. 2 of them were co-wholesale deals and the 3rd was my own deal. total profit of $7,500!

As usual I'm posting these deals so newbies or anyone who is thinking about giving up on this business can see that it works and it takes persistence and massive ACTION! This business is simple, but its not easy. It takes work. If you are sitting there waiting for it to come to you, your wasting your time. Slap yourself and wake up and get out there and do whatever it takes to make it happen. NO EXCUSES....

So the 2 co-wholesale deals were brought to me by another wholesaler in my area, he had the deals but no buyers. I simply got the buyers and we split fees, simple!...$3,000 profit

It's been a while!!! But Adding 7-units to the family

It has been a while since I've been on the site and I must say that looking at some old posts it reminds me of how great and positive everyone is on this site.....good to be back....

This year I took a 2 month leave from my engineering job to take my wife and 3 kids to Southeast Asia for an absolutely amazing trip and it was only possible because of our cash flowing real estate portfolio! Keep at it

Our most recent acquisition was 2 buildings with total of 7 units from an older couple my wife met at the garage. They were willing to carry 10% owner financing and also added an addendum to provide %10 back at closing for misc repairs which allowed us to acquire with none of our own money!

Our goal this year is to enter into real estate full time and turn up the volume....

Deal #10 $3,800 San Diego bandit sign

so i got this one in under the bell on the 30th of Dec, this was a bandit sign deal from san diego ca where i live, i had 25 signs put out only got 2 calls LOL but hey one of them was this deal.

Seller's wife died last yr he wanted to sell he told me "I am want 455k & not a penny less!!!!" he emphatically said, he was an ex hells angels biker, very serious & non negotiable. It made sense at that price ARV was 590k rehab 60k, he w/tough on inspection period only wanted 5 days(he had a real estate broker friend helping him-no commission invloved though)

Amazing! I just realized this a wk ago, i w/feeling bummed that I didn't do more deals Smiling so i have done 4 + 1 more deal that is in escrow but virtually assured of closing bc buyer gave seller non refundable $4,550 deposit! and this lead was from a bandit sign!

anyways! i get 24k a yr from soc sec & i will have 25k this yr from deals once this deal closes! i cant believe it, i set this goal the 1st of the yr this yr & I am feeling happy that i met my goal! it really does happen! you can do deals! you can wholesale! And I am in super hot market of san diego! downtown san diego! feeling ecstatic about this.
