June 26th, 2008 | posted by LilieI went with my Realtor last week and looked at the houses he found where a very good deals. @ of the deals just need some cosmetic work one was 250K comps close to 300K FMV the other was 260K (comps the same) on the market for 260 days both are short sale these one the owner has an outstanding loan $362K wanted to put an offer in and do a wholesale to re-assing the deal but was affraid what to do and how much should I put the offer in. Any thoughts?
HELP WITH THINKING A LITTLE DIFFERENT
June 24th, 2008 | posted by Fjag_23Hi everyone, I would like your help. I have a deal avail. to me where to seller just wants to get rid of the house. It was owned by his parents who have passed and he just wants to get rid of the house for a great price. Since the house is on land that is in a light commercial area. But here is the problem. Commercial lenders have since raised the dn payment from 10% to 20% which could be a big difference. Here is what I am thinking I could buy the property as residentual and then finance to light commercial drawing money out to continue with my real estate.

Found 4 more possible rentals!!
June 24th, 2008 | posted by tennball81So Im loving craigslist right now!! I found a landlord who's family is moving to colorado (I live in Ohio) and he needs to get rid of his rentals and his house.
He has:
SF 3b/1b 900 sq ft
SF 4b/1b 1600 sq ft
Duplex 5b/2b 2600 sq ft
Duplex 4b/2b 2400 sq ft
income- 3713/month
taxes- 4876/year
insur- 1199/year
Total county appraisal on all 4 is 340,700 and one is completly remodled and hasn't been reappraised so that number should go up!

June 23rd, 2008 | posted by rmanuel1990on zillow.com i found a house for sale $194,888. when i look at the zestimate it was at $568,000 and the value rate is between $499,840 - $602,080. i want to try to capitalize on this opportunity because it can be very profitable. i need help because it would be my first deal, i have no money and i start a college class next week so i was wondering can anybody give me some advice

June 21st, 2008 | posted by tennball81Found a condo fSBO in a gated community on a lake. 2b/2b currently being rented out for 1000/month. HOA is 270/month. Sale price is 246,000 and seller will write you an 85,000 check at closing. Seller is suffering from a sudden illness and needs to close quickly.
Question is i think the rent sounds kind of cheap especially with 270/month HOA so do you think this is actually a good deal? I love the cash back but not if im goin to lose money every month!!!

I found a good RE Agent and he started working with me straight away!

He started to work with me straight away and we researched properties to buy with the view of renting as he is managing a lot of properties.

June 10th, 2008 | posted by invest2dayI looked up a property in Toledo Ohio that my realtor found today. I have been wanting to invest in other states. It is a single family home. asking price 65,000.00 it is a foreclosure, went to the website and the house is awesome. I am going to almost be able to buy this property with all cash. I contacted the bank today to take a look at it. Scheduled for Saturday. One thing i did find is that it is worth holding onto money until you find the right deal. If it checks out to be to my specifications i am going to rent it out. wish me luck.
sold a house and made a killin
June 7th, 2008 | posted by invest2dayHi i am from washington D.C and i sold a house for 330,000. Paid 275,500 back in 2004, made a profit of 54,500.00. My aunt is a realtor and i gave her 6,000 for her assistance, she didn't want that much money from me and Just wanted to share my deal, came out good total profit 48,500. Not to bad. I plan to flip more. Now i am checking into reo's.
