Deal #6 done 5k! #7 closing 1/9!

deal #5 recorded today usually I will post when I actually get the $ but it's pretty 99% assured closed & will be in my acct Friday 5k! God willing.

This was a deal I had been talking about that I got from another wholesaler assigned to me which said I could not assign it in the assignment contract without the permission of the wholesaler but when my buyer pulled the trigger on it after doing due diligence I asked the other wholesaler if he could email escrow that it was ok for me to assign it to my "partner"-buyer that she was going to close it in her LLC & he did!

Deal #3 and #4 done, $5K made with lessons learned

Hey DGers I want to share with you these 2 deals that Ive completed in about a week ago that made me some easy money but also taught me some valuable lessons just in time before 2014 is over. Well these 2 deals that I'm talking about came from a seller who called from my bandit signs that I put all over my city. He initially called me in July 5 1/2 months ago and told me he had 3 properties to sell. I went to see the properties 2 months later after he called due to his busy schedule. I then only saw potential on 2 of the 3 properties to make some money on. I asked him if he was open to holding the note on one of the properties since it was owned free and clear, then i asked if he will be willing to do a lease option on the 2nd property since he still had a low mortgage on it.

Completed deal #3 for December!

December has been so busy for us and We love it.
We just completed our third deal in Decemember it's a lease-option we collected $8000 cash!

Deal number two is a fix and flip property fair market ARV is 145 were purchasing the property for $61,000 it needs $20,000 in rehab this will be a good deal. 100 % financing nothing up front. This is a profit split in the end.

Deal Number 1 is a fix and flip. We purchased it for $65,100 it needs $25,000 in repair, ARV 145,000.0.0 Should be a great profit margin on this one. .Private money,creative financing got this deal done.

December has been a BANG of a month! I just love this business.

We are seeing more activity than usually for this time of the year, lots of sales and Market values are up 3% overall.

Closing Before the Holidays

BAMN! Just this morning tried to double close but couldn't get it. Got it under contract for $6,500 and took the assignment. It's crazy how the Milwaukee market is picking up!

Closing a deal my daughter spotted

Lately, I've gotten my eleven year old daughter involved in some of my real estate tasks. One of these task consisted on locating distressed homes or homes that appeared to be in distress. About a month ago she spotted a home while coming home on her bus route. We drove by that evening, got the address and sent the owner a letter. The home had been vacant for a while, the owner passed and left to the son. The son was moving to Florida, but hadn't been able to afford the upkeep and decided not to list due to its condition. The ARV on this home was around $132k, no mortgage but there were some liens and back taxes totaling $9800. Needs around $20k in repairs, we agreed on a price of $61,950. Ive sent to buyers, shown one and will be showing to two buyers tomorrow.

4 closings so far in December/ UPDATE, 2015 !!!

The market is tight, inventory is down, margins are slim BUT we have closed 4 deals so far in December and hope to slide in 2 or 3 more before 2015!

Something very interesting and a trend we have been seeing for about the past 18 months. AGENTS have been bringing their cash buyer owner/occupants to look at our properties, then adding their commission to our buy price and closing!!

READ THIS CAREFULLY. With properties being sold at such a high price that conventional formulas do not work for investor type buyers we are wholesaling decent move in ready houses to cash paying owner occupants. We have shifted with the market!!

Of course we still wholesale ugly distressed properties to our fix/flip investors but we are having much more success doing what I mentioned above.

What's working for me...

I've been using bandit signs for quite sometime, but recently I read where someone puts them out for Black Friday shopping hours. Never did I really think about this technique. I tend to be pretty creative with my band-it signs, but never tried this. So on thanksgiving after we ate and visited all of our family, my family and I piled up in the truck with signs in hand and headed for the hotspots!

So as I always do, I'm posting them here for all the newbies to see that this stuff is REAL and ANYONE can do it if you just take ACTION!!!!!!!!!!!!!!

NOTE FOR SALE FOR $37,000 - 4 MULTI-FAMILY FULLY RENTED IN BINGHAMTON

I hold a wraparound 2nd note on a 4 unit multi-family building located at 6 Robert Street, Binghamton, NY 13901 and currently the borrower is late on payment and infrequently making payments when he can. You can purchase the note from me for $37,000, the amount of the 1st note and foreclose on the building or do a deed-in-lieu of foreclosure or if the owner decides to catch-up and pay the monthly obligation, you will get around $1200+/mo. You will get a nice monthly cash flow or foreclose and own the property outright....either way, you win! The property is valued at around $75,000 and After Repair Value is a lot higher.
